Rockwell Land earnings soar 42% as Alabang Town consolidation boosts growth
Rockwell Land Corp., the upscale property development arm of the Lopez Group, sustained its strong growth momentum in the first half of 2026, with attributable net income jumping 42 percent to ₱2.7 billion from ₱1.9 billion in the same period last year.
In a disclosure to the Philippine Stock Exchange (PSE) last week, the firm said its performance was driven by robust residential sales, expanding commercial revenues, and the consolidation of Alabang Commercial Corp. (ACC).
Total consolidated revenues increased 41 percent to ₱13.5 billion from ₱9.6 billion a year ago. Consolidated net income, which includes minority interests, increased 46 percent to ₱3.03 billion from ₱2.07 billion.
Residential development remained Rockwell’s primary revenue driver, generating ₱10.2 billion, or 76 percent of total group revenues.
Revenue from real estate sales increased by 37 percent, supported by steady demand for premium residential developments and higher project accomplishments at key developments, including Edades West in Makati City and Cabo San Diego in Batangas province.
Commercial development revenues surged 55 percent to ₱3.32 billion, representing 24 percent of total group revenues.
Retail operations generated ₱2.3 billion, a 73-percent jump from ₱1.38 billion in the first half of 2025. Growth was supported by the consolidation of ACC, alongside higher average rental rates and improved occupancy across Rockwell’s retail portfolio.
Reflecting continued investor confidence in the company’s growth, Rockwell Land also recently declared a cash dividend of ₱0.1547 per common share, 28 percent higher than the previous year and the company’s highest payout to date.
The dividend follows the company’s policy of paying out 20 percent of the prior year’s net income attributable to the parent. The dividend will be paid on Sept. 11, 2026, to common shareholders of record as of Aug. 19, 2026.
