RLX, SPX Philippines expand partnership with new warehouse lease

Robinsons Logistix & Industrials Inc., the industrial arm of developer Robinsons Land Corp., has expanded its partnership with SPX Philippines Inc. through a new lease agreement for a second warehouse facility aimed at accelerating e-commerce distribution across the archipelago.
The agreement underscored a push by domestic developers to capture rising demand for high-specification logistics hubs as digital commerce continues to scale in the Southeast Asian nation.
The new facility is designed to enhance delivery speed and reliability within the SPX network, which serves as the logistics backbone for major online retail operations in the Philippines.
Cora Ang Ley, senior vice president and business unit general manager for RLX, said the collaboration highlights the company’s focus on providing Grade A industrial spaces that allow corporate partners to scale operations rapidly.
The developer has increasingly pivoted toward “future-ready” layouts, characterized by high ceilings, floor load capacities designed for heavy machinery, and strategic proximity to major arterial highways.
The expansion comes as the Philippine logistics sector undergoes a modernization phase, moving away from traditional godowns toward integrated hubs that support automated sorting and last-mile delivery tracking. Martin N. Yu, head of SPX Philippines, said the partnership with RLX is a central component of the firm's warehouse network expansion.
He noted that the specific use of RLX’s modern facilities in Calamba, Laguna, allows the company to optimize its multi-partner logistics network, reaching customers more efficiently in the high-density regions south of Manila.
RLX’s current portfolio includes strategic sites in Calamba, the Sucat district of Muntinlupa, Pampanga, and various locations in Rizal province. These hubs are positioned near the country's primary industrial corridors, providing a logistical bridge between manufacturing centers and the Metro Manila consumer market.
The company noted that the flexible layouts of these facilities are intended to accommodate the fluctuating inventory requirements typical of the e-commerce sector.
The deepening ties between RLX and SPX reflect a broader trend in the Philippine property market, where industrial and logistics assets are becoming a more significant contributor to the earnings of diversified real estate conglomerates like Robinsons Land.
As the e-commerce landscape evolves, the demand for scalable, institutional-grade logistics ecosystems is expected to remain a primary driver of industrial occupancy rates.
