Real estate leaders redefine excellence at 14th PropertyGuru Philippines Property Awards

The gala night was marked by new standards across 46 categories

Under the theme “Defined by Excellence,” the 14th Annual PropertyGuru Philippines Property Awards gathered the nation's premier builders to celebrate 16 winning organizations across 46 competitive categories.
This year’s edition reflected a maturing landscape where regional players actively challenge established Metro Manila conglomerates, driven by portfolio diversification, rigorous sustainability certifications, and localized placemaking.
In her opening remarks, Cyndy Tan Jarabata, chairperson of the awards in the Philippines and president of TAJARA Leisure and Hospitality Group Inc., said, “The winners of the 14th PropertyGuru Philippines Property Awards represent an industry showing remarkable resilience amid prevailing global uncertainties. Against a backdrop of mounting pressures, developers adapted and stayed committed to building for the Filipino people, finding innovative ways to deliver quality homes and commercial spaces. This year, we witnessed regional developers competing at par with national players, while projects pursued rigorous sustainability and wellness certifications.”
The night’s biggest headline belonged to Cebu Landmasters, Inc. (CLI), which made history by capturing its second Best Developer title—its first since 2019. The nine-title sweep underscored CLI's transformation from a regional heavy-hitter into a formidable national real estate developer.

In addition to winning Best Developer (Visayas) and Best Developer (Mindanao), CLI picked up trophies for Radisson RED Cebu Mandaue (Best Next Gen Hotel Development) and North Grove at Pristina Town (Best Mid End Condo Development - Metro Cebu), among other awards.
“This is to honor my father (Jose Soberano III). He started CLI [back then] with 200 houses in 2004. We’re now approaching 50,000 houses in a few months,” CLI chief executive officer Jose Franco B. Soberano said in his acceptance speech. “It has been a journey filled with a lot of hard work but strongly defined by purpose: To treat real estate as a service for our countrymen.”
Aboitiz Economic Estates, with Aboitiz Land, secured Best Developer (Luzon), alongside Best Industrial Developer, a title held for six consecutive years, recognizing the real estate group’s industry-anchored approach in creating and enabling communities across the region. The developer also bagged major titles for its estates: Best Lifestyle Housing Development for The Villages at LIMA, Best Completed Mixed Use Development for Biz Hub at LIMA, and Best Industrial Estate Development for TARI Estate.

“For years, our strength has been industrial development, grounded in the belief that real estate should begin with the economic fundamentals: investment, infrastructure, and jobs. From that foundation, more complete communities can grow.
Now to be recognized across industrial, mixed-use, residential, sustainability, and overall development tells us that this approach is increasingly relevant beyond the category where it began. We will continue raising the benchmark for integrated development by building places where businesses can compete, people can access opportunity, and communities can grow sustainably,” said Rafael Fernandez de Mesa, president and CEO of Aboitiz Economic Estates and Aboitiz Land.
Landco Pacific Corporation dominated the luxury and eco-conscious categories, taking home Best Luxury Developer and Best Sustainable Residential Developer, with The Spinnaker earning Best Condo Development (Philippines) and Best Condo Development (Luzon).

Erickson Y. Manzano, president and CEO of Landco Pacific Corporation, said, “These awards validate the direction we're already on, and they give us the confidence to go bigger. You'll see this philosophy scaled into larger, even more iconic resort-caliber master plans, not just single towers or enclaves, but destinations in their own right."
Jules Kay, managing director of PropertyGuru Asia Property Awards, emphasized that these developments are actively redrawing city skylines and establishing new benchmarks for liveability despite global market headwinds. “The PropertyGuru Philippines Property Awards has produced yet another diverse and distinguished roster of winners in 2026. Even as they navigate persistent global headwinds, these high-achieving developers are demonstrating what resilience looks like in Philippine real estate through adaptive design and operational excellence. From established household names to rising regional players, this year’s recipients are synonymous with an industry that continues to attract international investment.”
The recognition doesn't end in Manila. Country winners now prepare to represent the Philippines on the regional stage at the PropertyGuru Asia Property Awards Grand Final in Bangkok, Thailand, on December 11, 2026.
