Makro expands across Luzon with 4 new stores in Ayala Land developments

Makro Philippines has secured four land lease agreements with property giant Ayala Land Inc. to open new wholesale locations in Mega Manila and Southern Luzon.
The agreements cover long-term sites within four of Ayala Land’s master-planned, mixed-use developments: Cloverleaf in Balintawak, Quezon City; Arca South in Taguig City; Broadfield in Biñan, Laguna; and Evo City in Kawit, Cavite.
Under the agreed lease structure, Ayala Land will retain land ownership for the properties in Cloverleaf, Broadfield, and Evo City, while Makro will build and operate stand-alone wholesale outlets.
Within the 74-hectare Arca South development, Makro will operate as a major commercial tenant inside the Ayala Malls Arca South complex.
Makro Philippines is a joint venture between conglomerate Ayala Corp. and Thai retail operator CP AXTRA Public Company Ltd. The strategic partnership enables the wholesale brand to tap into rapidly expanding residential, commercial, and industrial markets without incurring direct land acquisition costs, allowing for a more capital-efficient rollout.
The four locations were selected to anchor major transit routes connecting Metro Manila with adjacent provinces. Cloverleaf sits at the junction of EDSA and the North Luzon Expressway, positioning it as a key entry point for northern traffic.
Arca South serves as a southern commercial hub near major highway interconnections, while Broadfield and Evo City position the retailer directly in the path of urban development in Laguna and Cavite.
The partnership aligns with Ayala Land’s strategy to generate long-term recurring lease income by bringing established commercial anchors into its maturing real estate developments. Adding a large-format wholesale operator is intended to drive higher foot traffic and offer convenient access to bulk consumer goods for nearby households, local merchants, and small business owners.
The upcoming outlets will operate an omni-channel retail model, providing fresh and dry groceries, imported merchandise, and non-food essentials through both brick-and-mortar stores and an integrated e-commerce platform.
According to Shaun Wong, deputy chief executive of Makro International, combining Ayala’s domestic real estate presence with CP AXTRA’s wholesale operations creates significant commercial synergies for both entities as they build out their presence in Luzon. (James A. Loyola)
