Megaworld's Lourdes Gutierrez-Alfonso named Real Estate Personality of the Year

Lourdes T. Gutierrez-Alfonso, president and chief executive officer of Megaworld Corporation, has been named Real Estate Personality of the Year at the 14th PropertyGuru Philippines Property Awards, a distinction honoring her transformative leadership and significant contributions to the property sector.
Following her appointment to the presidency in 2024, Gutierrez-Alfonso laid out the expansion plan for Megaworld’s township developments and hospitality portfolio. Under her stewardship, the real estate firm has earmarked a projected $6.1 billion investment over the next five years, a strategic move designed to reinforce its market position in the real estate industry. As chief operating officer, she manages daily operations and guides long-term strategic direction, drawing on a sharp command of market dynamics.
Her leadership is also shaped by a broader view of the industry, one that sees real estate development as an opportunity to extend growth and create lasting value beyond established markets. “The Philippine real estate industry remains rich with opportunity. For us developers, we have the chance to reach more places through our developments. We have the chance to bring our progress to areas that need growth. And together, we will have the chance to bring lasting value for generations.”
That long-term perspective reflects a career with Megaworld spanning more than three decades. Joining the company in 1990 as chief accountant, her expertise in finance and marketing has led her to rise to the company’s leadership rank.
A cum laude graduate of Far Eastern University with a Bachelor of Science in Accountancy (1984), Gutierrez-Alfonso’s executive influence extends beyond national borders. Last year, she was included in the prestigious Forbes 50 Over 50 Global list, recognizing her among the world’s most impactful female leaders.
