Ayala Land reports stable Q2 performance despite challenges

The property firm enters the second half with momentum, leaning on the advantages of its portfolio

Despite the geopolitical tensions and macro challenges, Ayala Land Inc. (ALI) posted a stable performance in its mid-year Analyst Briefing event held on August 10, 2026.
For the second quarter of 2026, ALI delivered revenues of ₱37.5 billion and net income of ₱6.1 billion, a growth of 13 percent versus the prior quarter despite challenges in the operating environment. For the first half of the year, net revenue reached ₱75 billion and net income of ₱11.5 billion, a decrease of 10 percent and 19 percent year-on-year, respectively.
In property development, the firm achieved ₱41 billion in revenue for the first half of 2026, a 22 percent decrease versus the prior year. The second-quarter revenue reached ₱20.6 billion, a stable performance compared to the first-quarter figures, as reported by the firm. Guided by disciplined inventory management, total sales reservations for six months stood at ₱53.5 billion.
Residential business grew three percent quarter-on-quarter to ₱17.9 billion with a six-month revenue of ₱35.3 billion, 15 percent lower year-on-year. Estate lots garnered ₱3.8 billion in revenue, which is 58 percent lower year-on-year. To date, close to 6,000 residential units were turned over across 40 projects.
“This year is about delivering to our buyers and working down our inventory. Our inventory is at pre-pandemic levels. We're ready to restart launching horizontal projects worth ₱5 billion for the second half of the year: Sereneo in New Valley, South Palm Grove in Lipa, Batangas, and another project in Crescendo, Tarlac, our first residential project in our Crescendo Estate. We have more launches lined up in 2027,” announced ALI President and CEO Margarita "Meean" Bautista-Dy.
Leasing and hospitality delivered strong revenue across all platforms, with the first-half revenue reaching ₱25.2 billion, a nine percent increase from the prior year. The shopping center segment garnered ₱12 billion in revenue, a four percent growth, anchored by merchant sales, foot traffic, and early gains from reinvented flagship malls.

“The physical reinvention of our four flagship malls is now complete, and we're moving to the merchant replacement phase of the reinvention. The full benefit of these reinventions will take two to three years to show up fully, but the early signs are positive,” shared Dy.
This year, ALI will be opening an additional 200,000 sqm of gross leasable area. “Of these spaces, 63 percent are already leased out, and we're confident we'll hit our 70 percent target by opening, the largest for Ayala Land’s mall portfolio in any single year,” added Dy. For 2027, she reported another 100,000 sqm at Parklinks and Broadfield, and more spaces at Arca South and Ayala Center Cebu.
The office segment generated revenues of ₱6 billion on the back of healthy above-industry occupancy rates and contracted escalations from existing leases.
“Occupancy, particularly in our CBD spaces, remains strong and ahead of industry levels across the board. This year, we're completing 55,000 sqm in Arca South and Evo City, both part of the mixed-use developments in our estates. And in 2027, our pipeline adds another 36,000 sqm to our portfolio, and it includes Parklinks, which will open alongside our mall, Vertis North in Quezon City, and Makati, all strong locations. Together, we're opening 91,000 sqm of office space between 2026 and 2027,” announced Dy.
The hospitality segment grew by 28 percent, driven by increased contributions from renovated assets and the New World Makati Hotel.
ALI’s industrial real estate revenue grew by ₱879 million, a 15 percent growth, generated by solid occupancy across both dry warehouse and cold storage facilities.
