Filinvest Land profit improves on strong RFO sales, mall revenues
Filinvest Land Inc. (FLI), the listed property development arm of the Gotianun Group, reported a four-percent improvement in consolidated net income to ₱2.21 billion in the first half of 2026 on the back of gains in both property sales and rental operations.
In a disclosure to the Philippine Stock Exchange (PSE) on Tuesday, Aug. 11, FLI said total consolidated revenues were 2.9 percent higher at ₱12.57 billion compared with the same period last year, highlighting the enduring strength of the company’s diversified portfolio, disciplined execution, and expanding recurring income streams.
FLI said the standout highlight of the period was the strong rebound in sales activity during the first half, with total reservation sales surging by 50 percent year-on-year to ₱12.5 billion.
Momentum culminated in June, which recorded an impressive ₱3.7 billion—the company’s highest monthly reservation level since 2018. This growth was largely spearheaded by ready-for-occupancy (RFO) sales, which totaled ₱6.8 billion in the first half alone.
Real estate revenues increased 3.3 percent to ₱7.72 billion, supported by the company’s strategic focus on monetizing RFO inventory and successfully answering buyers’ preferences for immediately available properties.
“Our first-half results demonstrate Filinvest Land’s ability to translate demand into earnings through a disciplined, diversified business model,” said FLI President and Chief Executive Officer (CEO) Tristan Las Marias.
He noted, “The strong pickup in reservation sales, particularly in RFO, reflects both improving buyer activity and the strength of our product offering across key markets.”
Las Marias added, “At the same time, our leasing and recurring income businesses continue to provide stability and resilience, giving us a balanced platform for growth. As market conditions evolve, we remain focused on execution, capital efficiency, and capturing demand across our residential, commercial, and industrial segments.”
The retail mall business sustained its robust momentum, with leasing revenues rising 12 percent to ₱1.47 billion as targeted asset enhancement initiatives and healthy tenant engagement successfully lifted mall occupancy to 81 percent.
Meanwhile, office leasing revenues grew 2.4 percent to ₱2.54 billion, supported by an exceptional 100-percent renewal rate for all second-quarter lease expiries, underscoring the enduring reliability of FLI’s office portfolio.
Complementing these gains, the industrial segment continues to capture robust demand, particularly through the 33-hectare (ha) mega lots at the Filinvest Innovation Park-New Clark City (FIP-NCC), as corporate occupiers aggressively secure strategic logistics and manufacturing hubs. - James A. Loyola
