DMCI ventures into commercial leasing with ₱1.2-billion Makati office tower
DMCI Project Developers Inc. (DMCI-PDI), the real estate unit of DMCI Holdings Inc., is diversifying into the competitive prime office leasing business with the planned development of the ₱1.2-billion One Fortis Plaza in Makati City.
In a statement on Thursday, Aug. 6, the firm said One Fortis Plaza, located along Chino Roces Avenue, will offer prime office spaces in one of Metro Manila’s key business corridors.
DMCI-PDI said it is entering the office development segment by leveraging its established track record in residential development and deep roots in engineering and construction.
One Fortis Plaza is located within Makati Southwest Gateway, a redevelopment initiative of Makati’s city government aimed at transforming a stretch of Chino Roces Avenue into a mixed-use district.
With planned commercial, residential, and recreational developments, the area is expected to emerge as a key growth corridor that will attract businesses, investments, and new development opportunities.
Among the project’s key advantages is its proximity to Metro Rail Transit Line 3 (MRT-3) Magallanes Station, which is about 300 meters away. The location reflects a growing preference among office occupiers for developments with convenient access to public transportation.
A recent report by Colliers Philippines found that accessibility has become a primary consideration for companies when selecting office locations, with proximity to transit often taking precedence over factors such as cost and distance.
The office development is located near Makati central business district (CBD), Bonifacio Global City (BGC), Ninoy Aquino International Airport (NAIA), Mall of Asia (MOA) complex, and Aseana City.
As accessibility becomes an increasingly important consideration among office occupiers, One Fortis Plaza is designed to address demand for prime office spaces located near major transportation links.
“As more companies prioritize accessibility and convenience for their employees, we see a growing demand for office spaces located near major transportation hubs,” said DMCI-PDI Vice President for Project Development Dennis Yap.
He added, “With its proximity to the MRT-3 Magallanes Station and key business districts, One Fortis Plaza offers businesses a location that can help make daily commutes more convenient for employees while keeping businesses connected to major commercial centers.”
One Fortis Plaza will rise on a 2,400-square-meter (sqm) property and feature 17 floors with 15 office units, each offering an efficient 1,400-sqm floor plate.
Slated for occupancy by April 2028, the development will incorporate premium and sustainable building features, including a low-emissivity all-glass façade, eight high-speed elevators, and a variable refrigerant flow (VRF) air-conditioning system.
Also located within the office tower are a fitness gym and basketball court, shared amenities that will serve both locators and residents of DMCI Homes Exclusive’s Fortis Residences, adding to the convenience of the mixed-use development.
The project is also undergoing application for Excellence in Design for Greater Efficiencies (EDGE) certification, a green building standard that promotes resource efficiency in building design and operations.
