Tycoon-backed Havitas Properties pours ₱2 billion into wellness real estate projects

Havitas Properties Inc., a boutique property developer backed by business tycoon Michael Tan, is scaling up its footprint in the lucrative wellness real estate sector with a ₱2.1-billion pipeline in Batangas and La Union.
In an interview, Havitas Co-Founder and Chairman Alejandrop Mañalac said the company has rolled out the ₱527-million second phase of Aya Hills, a resort-style villa enclave situated on the ridges overlooking Taal Lake in Talisay, Batangas.
This follows the firm’s push to capitalize on the fast-growing wellness housing segment, which global data shows is rapidly capturing consumer demand.
Later this year, Havitas is scheduled to unveil its ₱1.6-billion Hinabi Reserve, an upscale coastal leisure community in San Juan, La Union, widely recognized as the surfing capital of the North.
According to the Global Wellness Institute, the global wellness real estate market reached $876 billion and is projected to approach $1.8 trillion by the end of the decade, establishing it as one of the most dynamic sectors within the broader wellness economy.
Aligning with these macro trends, Havitas has structured its entire portfolio around eight core dimensions of wellness, encompassing physical, emotional, spiritual, social, occupational, financial, environmental, and community health.
Mañalac emphasized that wellness has evolved past a mere marketing amenity to become the foundational blueprint for modern property design.
Jonathan F. Caro, Havitas co-founder, president, and chief executive officer, echoed this sentiment, noting that every residential address is engineered not only to frame natural light and air carefully but also to function as an efficient, income-generating asset for investors.
The newly launched phase of Aya Hills introduces the Zurich Garden Villas, a curated selection of premium leisure homes boasting expansive views of Taal Lake, private pools, personal decks, and dedicated gardens.
The expansion also incorporates the Geneva Family Villas, an upgraded iteration of the previous phase's Geneva Suites, offering larger floor areas and private pools embedded in every unit.
The 31-villa expansion holds an estimated aggregate sales value of approximately ₱527 million, with typical units priced at around ₱17 million.
Looking toward the final quarter of the year, Havitas is positioning its Hinabi Reserve project for commercial rollout, pending the final issuance of its license to sell. The seaside development will comprise 77 units, including exclusive seafront options, strategically positioned just three minutes away from the upcoming Tarlac–Pangasinan–La Union Expressway (TPLEX) Extension exit in San Juan.
The company is also curating the commercial components of Hinabi Reserve, actively inviting prominent cafe and restaurant concepts to anchor the development from its inception.
