C5-Libis estate competition heats up with Ayala-Eton Parklinks mall opening in 2027

Competition is heating up among estate developers along the C5-Libis corridor in Quezon City, with Parklinks, a joint venture (JV) between Zobel-led Ayala Land Inc. (ALI) and Lucio Tan’s Eton Properties Philippines Inc., set to open its mall next year.

ALI and Eton said they are advancing the next phase of Parklinks, their 35-hectare (ha) mixed-use estate, with Parklinks Mall slated to open in 2027 as the estate’s retail and lifestyle centerpiece.

The mall will have a gross floor area (GFA) of 69,000 square meters (sqm), with approximately 41,000 sqm of leasable retail space.

The mall will feature a curated mix of retail, dining, lifestyle, and community spaces designed to serve both residents and visitors within the Parklinks estate.

Ahead of its opening, the estate is expected to launch its first retail pavilions by the end of 2026, introducing specialty restaurants and dining concepts that will begin activating its commercial district.

Parklinks is located between Megaworld Corp.’s Eastwood City and Robinsons Land Corp.’s (RLC) Bridgetowne estate. It continues to expand across its residential, commercial, educational, and lifestyle components.

Leading its residential offerings are Parklinks North and South Towers by Ayala Land Premier and The Lattice by Alveo Land, the first Alveo residential development within the estate.

Supporting residential sales and investor engagement is the recently opened Parklinks experience center, where prospective buyers can explore the estate’s master plan and residential offerings through interactive displays and model units.

The estate is also strengthening its community infrastructure with the opening of the new campus of Multiple Intelligence International School (MIIS) in August. The school will accommodate students from their toddler years through Grade 12, adding an educational component to the estate’s urban community.

Meanwhile, Casa Ibarra Parklinks remains on track to open later this year. The 3,178-sqm events venue will feature two ballrooms with a combined capacity of up to 850 guests, expanding Parklinks’ hospitality and events offerings for corporate functions, conferences, weddings, and other large gatherings.

Sustainability remains a defining feature of Parklinks, with approximately 50 percent of the estate dedicated to parks, open spaces, and recreational areas.

These include the three-ha Central Park, Parklinks Esplanade, landscaped riverfront zones, and the estate’s eco forest initiative, which incorporates native tree species to enhance biodiversity and environmental resilience.

The estate also prioritizes pedestrian connectivity and active mobility through infrastructure such as Parklinks bridge, which links the Pasig City and Quezon City sides of the development while improving accessibility across the estate.

With residential towers rising, an educational institution and events venue opening this year, retail pavilions launching by the end of 2026, and Parklinks Mall set to open in 2027, ALI and Eton Properties continue to position Parklinks as a major mixed-use destination serving the rapidly growing eastern corridor of Metro Manila. - James A.
