Many homebuyers are choosing to move south for a quieter environment, more green spaces, and a different pace of living. In Biñan, Laguna, Arthaland's Una Apartments reflects these changing preferences. The development recently marked the topping-off of Tower 2 as the community continues to take shape within Sevina Park estate.
As the developer's flagship mid-market residential development, Una Apartments brings the company's sustainability-focused approach to a broader market. Tower 1 sold out within 10 months of launch, while Tower 2 is nearing sellout. The development is intended for young professionals, growing families, investors, and future retirees seeking practical homes for long-term living.
The topping-off also marks steady progress in construction. Oliver Chan, executive vice president and chief sustainability officer of Arthaland, said, "The topping-off sends a reassuring signal to buyers and investors that Arthaland remains committed to delivering high-quality projects on schedule. Reaching this milestone demonstrates disciplined execution, strong project planning, and sustained market confidence in excellently designed, high-quality developments that emphasize sustainability and wellness."

Tower 2 offers a wider selection of 28-sqm studio units and Prime and Deluxe one-bedroom units ranging from 35 to 42 sqm, with spacious layouts, private balconies, and higher floor-to-ceiling heights. Within the Sasaki Associates-designed Sevina Park estate, around 60 percent of the property is dedicated to green and open spaces that encourage walkability, recreation, and everyday living. The estate will also be home to Project BEAM, which is set to become the country's first commercial-scale bamboo structure, further reflecting its focus on sustainable design.
Sustainability is integrated into the development through energy-efficient air-conditioning, lighting, and water fixtures, operable windows that maximize natural light and ventilation, and a Dedicated Outdoor Air System (DOAS) with commercial-grade air filtration. Durable finishes and renewable or recycled materials further support its environmental goals. These features earned Una Apartments the Philippines' Sustainable Residential Development award at the Asia Pacific Property Awards 2026–2027. The development is also registered for LEED, WELL, EDGE, and BERDE certifications.
As the only Philippine real estate developer with both residential and commercial portfolios certified by local and global green building organizations, Arthaland continues to advance its long-term environmental goals. As of 2025, the company has achieved 54 percent energy savings and 39 percent water savings across its developments, underscoring its continued commitment to sustainability.
Beyond its sustainability features, Leandro Locsin Jr., administrator and consultant of Leandro V. Locsin Partners, emphasized that the project's true measure lies in the people it is built for. "Remember that we build for people. If we carry our tasks out correctly and perform them with intent, seeing ourselves in those we build for, our buyers and those who invest with us will ultimately experience what we execute as the differentiating factors: a beautiful environment, a balanced life, security, and buildings and amenities of excellent quality that work to delight the senses. The community that will be established here will be our best advocates," Locsin said.
As southern growth corridors continue to expand, developments such as Una Apartments point to a broader shift in housing preferences, where access to green spaces, sustainability, and quality of life are becoming as important as location.
