Arthaland bets ₱12 billion on end of luxury property slump

Arthaland Corp. has broken ground on a ₱12-billion luxury residential project in partnership with Japan’s Mitsui Fudosan Co., a bet that the property market’s downturn is nearing its end.
In a briefing, Jay Caniza, Arthaland head of planning and design, said the boutique green developer controlled by the Po family is pushing forward to capitalize on an expected cyclical rebound to position itself ahead of a macroeconomic recovery.
"What we see right now is optimism that after Covid and recent geopolitical conflicts, there is always a recovery,” Caniza said.
While rival developers scale back or pause developments amid economic uncertainty, Arthaland is proceeding with the 37-story tower, named Sondris.
Caniza noted that navigating the property market successfully relies on anticipating the tail end of a down cycle, making the Sondris launch a commitment to that turnaround.
To insulate the project from inflationary pressures, Arthaland is locking in construction costs and securing competitive pricing from its supply chain.
Pamela Go, Arthaland marketing group head, said the firm is working closely with cost consultants to ensure financial projections remain fully covered, aiming to reassure buyers of the project’s financial viability.
Initial sales data indicated early traction in the luxury segment. Arthaland has pre-sold 14 percent of the tower’s 252 units, driven largely by robust demand for one-bedroom and three-bedroom configurations.
One-bedroom units, spanning 46 to 61 square meters, are priced starting at ₱22 million. Meanwhile, the larger 135-square-meter three-bedroom units retail for ₱80 million, despite making up just seven percent of the total inventory.
The developer is now shifting its marketing focus toward its two-bedroom inventory, which comprises 65 percent of the project. These units, ranging from 91 to 114 square meters, carry a starting price of ₱47 million.
The project deepens Arthaland’s relationship with Mitsui Fudosan (Asia), reflecting a shared focus on long-term capital value and sustainable architecture. Designed by international architecture firm AEDAS, the tower incorporates Japanese design principles centered on wellness and energy efficiency.
To support the sales push, Arthaland recently opened a new showroom gallery in Makati, the country's primary financial district.
Takashi Sugiyama, a director at Mitsui Fudosan (Asia), stated that the new gallery and the Sondris project reflect a shared commitment to building institutional-grade communities capable of serving residents for generations.
