The province's expanding pipeline of developments offers a glimpse into the future of integrated and connected communities in Southern Luzon

As growth extends beyond traditional urban centers, Cavite is playing a larger role in shaping how Filipinos live, work, and connect. Supported by new investments, expanding infrastructure, and rising housing demand, the province is attracting a mix of industrial, residential, and mixed-use developments that are reshaping Southern Luzon.
According to the Colliers Property Market Report, for the first half of 2025, the Cavite-Laguna-Batangas (CALABA) Corridor continues to attract manufacturers, logistics firms, and foreign investors. Industrial vacancy in the corridor improved to 11.4 percent in the second half of 2025, reflecting stronger occupancy across industrial parks and warehouses. The report also identified Calabarzon and Central Luzon among the country's leading destinations for approved foreign investments, supporting the continued expansion of industrial and logistics facilities.

The residential sector is also gaining momentum as more homebuyers look beyond Metro Manila. Colliers data showed that residential lots in Southern Luzon recorded average annual price appreciation of five percent from 2016 to 2025, encouraging developers to expand masterplanned communities that combine housing with access to jobs, services, mobility networks, and lifestyle destinations.
Together, these shifts are influencing how communities are designed and experienced. Across Cavite, developers are moving beyond standalone projects and creating integrated environments that bring together homes, workplaces, commercial centers, educational institutions, open spaces, and recreation within connected and accessible locations. The result is a new generation of communities designed not only for growth, but also for convenience, quality of life, connectivity, and long-term sustainability.

Large-scale estates are helping establish new growth centers across the province. Ayala Land, Inc.'s 752-hectare Vermosa in Imus and Dasmarinas brings together residential communities, commercial areas, educational institutions, and open spaces within a masterplanned estate designed for active living. In Kawit, Evo City is being developed as a business and lifestyle district that supports commerce, employment, and urban growth in western Cavite.
Similarly, Megaworld Corporation's 140-hectare Maple Grove in General Trias combines offices, commercial areas, residences, and parks within a walkable township anchored by its 35-hectare commercial district. Federal Land's Riverpark, also in General Trias, brings together residential neighborhoods, future business districts, commercial areas, and open spaces across one of Cavite's largest masterplanned developments. Meanwhile, Vista Land continues to expand through its residential brands and the large- scale Villar City development, which integrates homes, commercial centers, schools, lifestyle destinations, and transport infrastructure across a growing corridor that spans Cavite and southern Metro Manila.

Alongside these large estates, residential communities are helping meet the needs of the province's growing population. In General Trias, SM Development Corporation's 6.5-hectare Zeal Residences features 12 low-rise buildings and more than 2,000 units designed for first-time homebuyers and young families seeking convenient access to employment hubs, daily necessities, and major infrastructure.
Filinvest Land Inc. is expanding its residential footprint through developments such as Sydney Oasis in Bacoor, a resort-inspired condominium community with over 60 percent open space, and New Leaf in Trece Martires, a 15-hectare community within The Wood Estates township.

Century Properties Group, Inc. is likewise contributing through its Phirst Park Homes developments in Tanza, General Trias, and Naic, as well as Cerulean Residences, a 25-hectare community in General Trias that combines residential living, green spaces, lifestyle amenities, and an integrated commercial component.
Together, these developments reinforce Cavite's role in the broader shift already underway, where growth beyond traditional urban centers is reshaping how Filipinos live, work, and connect. In line with the push toward more integrated, future-ready communities, new investments, expanding infrastructure, and rising housing demand are driving this momentum, with the province continuing to emerge as one of the strongest options for a next home beyond Metro Manila.
