Megaworld's 24 office towers reach full occupancy as township demand strengthens

Andrew Tan-led township developer Megaworld Corp. reported that it had fully leased out its 24 office towers in Metro Manila and the provinces in the first quarter of 2026 as tenants favor locations within integrated developments.

In a statement on Monday, June 8, the firm said these office developments cover around 430,000 square meters (sqm) of leasable inventory and are now home to around 80,000 workers in the information technology and business process management (IT-BPM) sector and corporate offices.

These include offices in ArcoVia City in Pasig City; Uptown Bonifacio in Taguig City; McKinley Hill in Taguig; McKinley West in Taguig; Pampanga province; Iloilo Business Park in Iloilo City; The Mactan Newtown in Lapu-Lapu City, Cebu; and Davao Park District in Davao City.

“Demand for strategic office locations within our townships continues to be strong as more companies recognize the long-term advantages of operating within integrated developments,” said Megaworld Global Offices Head Francisco Roxas.

He noted that, “Our townships provide a complete business ecosystem where office developments are seamlessly complemented by residential communities, retail and dining destinations, hotels, transport accessibility, and a variety of lifestyle amenities. This creates a more dynamic and sustainable environment that supports business growth, talent retention, and long-term expansion.”

The continued leasing momentum Megaworld is seeing comes amid sustained demand from multinational companies (MNCs), business process outsourcing (BPO) firms, technology locators, financial institutions, and corporate headquarters seeking highly accessible and future-ready workspaces.

This further highlights the long-term growth opportunities businesses enjoy within Megaworld townships, where they benefit from built-in markets, strong infrastructure, and thriving mixed-use communities.

Most of these fully leased office towers are now home to some of the biggest Fortune 500 companies in the world, such as JPMorganChase, Coca-Cola, Reckitt, Mead Johnson, and Wells Fargo, among others.

In its quarterly report, property consultancy CBRE Philippines reported that Megaworld was the top office developer in terms of lease transactions during the first quarter of 2026, as well as the best-performing office developer over the past three years in CBRE’s Start of the Year 2026 Report.

The same report revealed that, in Iloilo City alone, Megaworld accounted for 61 percent of the city’s total office stock.

Meanwhile, almost 80 percent of office leases due for renewal this year were also secured during the first quarter.

This year, the company is ramping up the completion of its office developments at Northwin Global City in Marilao and Bocaue towns in Bulacan province, The Upper East in Bacolod City, and Davao Park District in Davao City, which will add another 51,000 sqm of fresh office space inventory to Megaworld’s portfolio. - James A.
