There’s no denying it anymore. Santa Rosa is entering a different league. For years, people looked at this city as simply a gateway between Metro Manila and Tagaytay. A convenient stop. A developing suburban area. But today, Santa Rosa is no longer just “up-and-coming.” It has officially become one of the South’s most aggressive growth corridors.
And honestly? You can already feel it. Massive commercial developments are rising left and right. The much-anticipated SM Nuvali is positioning itself to become the biggest premier SM mall in the South, while Ayala Malls Nuvali is set to open by October 2026, another major lifestyle and commercial anchor that will reshape how people live, shop, and invest in the area.
For property owners and investors, this is exciting news.
Because when commercial giants arrive, appreciation usually follows. Land values increase. Rental demand improves. Businesses expand. More jobs are created. Infrastructure follows. The ecosystem becomes stronger. In real estate, this is often the formula for long-term growth. And as someone who lives here and closely observes the transformation of Santa Rosa every single day, I can confidently say this: market value appreciation is no longer the question.

The real question now is this: Can Santa Rosa still preserve the lifestyle people originally came here for?
Because beyond the rising property prices and commercial headlines, many residents especially families and retirees are quietly wondering about the future of everyday living.
Will Santa Rosa remain breathable?
Will there still be enough greenery and open spaces years from now? Will developments continue to prioritize walkability, parks, and community-centered living? Or will every available land eventually turn into another commercial block or high-density project?
And perhaps the biggest concern of all: traffic.
Anyone living in the South already knows how quickly growth can become overwhelming when infrastructure fails to keep up. The charm of suburban living disappears the moment daily life starts feeling like Metro Manila all over again.
This is why the next few years will be critical not just for developers, but for city planning itself.

To be fair, developers like Ayala Land and Greenfield Development Corporation have consistently marketed their estates around sustainability, greenery, and balanced living. And so far, many of their projects have indeed incorporated parks, open spaces, bike lanes, landscaped roads, and more community-focused environments compared to traditional urban developments.
But preserving that vision long-term is the true challenge. Because creating open spaces during launch is easy. Protecting them when land values skyrocket is a completely different story.

The best communities are the ones where people actually enjoy waking up every day. Places where retirees can still walk peacefully in the morning. Where families can still let their kids play outdoors. Where growth feels intentional, not chaotic.
And maybe that’s what makes Santa Rosa so interesting today. It stands at a crossroads between becoming the South’s next major urban powerhouse and preserving the suburban quality of life that made people fall in love with it in the first place.
The good news? We’re still early enough to shape that direction. Because progress should never come at the expense of livability.
The South is rising fast. Now the challenge is making sure it rises the right way.
