Why more young buyers are starting to look south

There was a time when moving to Cavite usually meant accepting the long commute that came with it.
People moved south because property was more affordable, but daily life often still revolved around Metro Manila. Work was in the city. Business districts were in the city. Even weekend routines usually meant driving back north.
That’s slowly changing
Over the last few years, places like General Trias have started feeling less distant than they used to. New roads have opened. Retail and commercial activity have steadily expanded deeper into Cavite. More businesses have started moving into the area. Even the pace of residential development feels different now compared to a few years ago.
You can feel it when driving through the area today. There’s more movement. More activity. More communities steadily rising across parts of Cavite that many buyers previously overlooked.
For many young professionals, that shift is making the idea of owning a first home feel more realistic.
Among the newer residential communities in General Trias is Zeal Residences by SMDC Nature, a 6.5-hectare low-rise development designed for young professionals, starting families, and first-time property seekers looking for a more manageable entry point into homeownership.
The project focuses on efficient layouts, open spaces, and accessibility to nearby commercial areas and transport routes — the kinds of features many younger buyers now tend to prioritize more carefully when looking for a first home.
The community will feature 12 residential buildings and over 2,000 units spread across the property.

Part of the appeal of General Trias today comes from how much easier movement around Cavite has become.
The opening of CALAX Subsection 3 has improved access between Cavite and Laguna, while projects such as the LRT Line 1 Extension and the continued expansion of CAVITEX are expected to further improve connectivity between Cavite and Metro Manila in the coming years.
For residents, these projects are already changing the way people move around the south. Commutes feel more manageable. Commercial centers are easier to access. Areas that once felt too far from the city are gradually becoming more viable for long-term living.
General Trias has also continued to grow commercially over the past several years.
Retail destinations such as SM City Rosario, SM City Tanza, and Robinsons Place General Trias continue to support the area’s growing residential communities, while nearby industrial zones, business hubs, and mixed-use developments continue to strengthen economic activity across Cavite’s southern corridor.
At the same time, younger buyers are also becoming more practical about what they actually want from a first home.
For many buyers today, the focus is simply finding a home that feels practical and realistic for everyday living. More people are also becoming open to emerging areas where property still feels relatively attainable, especially as infrastructure and commercial activity continue to grow.
That’s part of what makes places like General Trias increasingly attractive today.
The growth still feels ongoing. The area still feels like it’s unfolding.
And for many first-time buyers, that timing matters.
