Designed around daily life, Ayala Malls Arca South anchors Taguig's growing mixed-use district

Malls have evolved and outgrown their role beyond shopping destinations. Today, they serve as shared spaces where communities gather, dine, unwind, and connect, becoming part of daily life within growing estates and townships. A well-placed mall shapes the identity of an estate, sustains its local economy, and gives its people a shared space to return to. This approach continues to drive mixed-use development across the country, and Ayala Land Inc. (ALI) put it into practice most recently when it unveiled Ayala Malls Arca South in Taguig on May 4, 2026, as part of its next-generation mall developments.

Birkett emphasized the broader role of the development, noting, “Ayala Malls Arca South is so much more than a mall. It exists as a modern-day town plaza, one where community life comes first and becomes part of everyday living. It represents the first of a new generation of Ayala, more intentional in design, more thoughtfully woven into the estates that they serve, and more deeply connected to the communities around them.”
Mariana shared that the idea behind Ayala Malls Arca South was shaped less by retail alone and more by how people move through their daily routines and spend time within the estate. “When we think about what we feel a mall should be today, we don't start with stores; we start with how people should live with the rhythm of their day, the moments they look forward to, the small rituals that make everyday life a little bit better. Arca South was certainly designed with that in mind.” This thinking is reflected in the mall’s overall layout and the kinds of spaces integrated throughout the development.

Ayala Malls Arca South moves away from the traditional enclosed mall setup with a more open and connected layout. The design improves visibility and circulation, making it easier for visitors to move through different spaces while creating a smoother connection between indoor and outdoor areas. Industrial materials are balanced with natural finishes and warm lighting, giving the mall a modern but comfortable feel.
The mall also includes spaces designed for everyday gatherings and flexible use. Fresh Grounds, Ayala Malls’ first coffee roastery zone, serves as a casual meeting space inspired by café culture and the Filipino tradition of merienda. Kulinarya Food Hall brings together different dining concepts in one shared area, while Main Street offers an outdoor green space with food trucks, stalls, and seating areas where visitors can spend time within the estate. Flexible retail spaces such as The Crates and The Souk were also integrated into the layout to adapt to the changing needs of the Arca South community.

Let's take a walk in Arca South
Complementing the mall, Arca South Main Street serves as a pedestrian-friendly corridor running through the heart of the estate, linking its residential, office, retail, and recreational spaces in one continuous flow. Designed as an open-air promenade, it places Ayala Malls Arca South at its center while opening up room for dining, leisure, and everyday community gatherings.
Accessibility is also built into the estate’s design. A newly operational transport terminal across the corridor strengthens connections between Arca South and nearby business districts and urban centers. Together, Main Street and the terminal reinforce the estate’s focus on walkability and connectivity, with the mall serving as its central hub.

Main Street is lined with destinations designed around both convenience and leisure, featuring an urban promenade with rotating food trucks and kiosks that bring variety to the street-level experience. Green spaces and interactive parks are woven throughout the area, complemented by a central events zone for performances, pop-ups, and community activities, while nearby Landers Superstore adds another layer of everyday convenience to the district.
The area is designed for more than everyday use. The Arca South Pitch, operated by Barca Academy Manila, provides a FIFA-certified football facility for training, tournaments, and youth development. The Blue Leaf is also set to open along the corridor in 2027, adding a venue for corporate and private events. During the launch weekend, Ben&Ben’s 10th anniversary concert at Arrival Plaza drew large crowds, offering an early glimpse of the space as a public gathering point.
Ayala Malls Arca South and Main Street reflect a broader shift in mixed-use estates, where retail, public spaces, and connectivity function as one system. As Arca South expands, it shows how developments are increasingly designed to support both commerce and daily community use.
