Living, by design: Sondris blends Japanese precision with Arthaland's green vision

A joint venture built on livability, wellness, and long-term value

A home is often shaped over time, and Sondris is designed to support that from the start. It gives residents the room to live on their own terms, whether that means a quiet morning routine, space for family, or a home that grows with them, within a community built around green spaces, wellness, and the kind of everyday life worth coming home to. Behind it is a collaboration between Arthaland and Mitsui Fudosan (Asia) Pte. Ltd., two names that bring different strengths to the same standard of living.
Arthaland leads development and operations through Zileya Land Development Corporation, while Mitsui Fudosan (Asia), an arm of Mitsui Fudosan Co., Ltd., one of the biggest names in Japanese real estate, brings its experience in design and long-term value planning, shaped by decades of work on integrated developments across major cities in the region.

For Mitsui Fudosan (Asia), the decision to invest was deliberate. "We are truly honored to partner with Arthaland on this exceptional project," said Tan Yan Fen, the company's deputy general manager. "We are highly selective about the developments we choose to invest in, and our participation reflects our firm belief in the strengths, vision, and high standards of this project. It also underscores our confidence in the Philippine market and our long-term commitment to contributing meaningfully and responsibly to the country's growth."
The 37-story tower rises along Arnaiz Avenue in Makati, holding 252 units in a low-density configuration of six to ten homes per floor. Layouts range from one-bedroom units at 46 to 61 sqm, two-bedroom units at 91 to 114 sqm, three-bedroom units at 135 to 137 sqm, and garden units from 180 to 230 sqm. Each home is oriented to draw in natural light and ventilation. In two-bedroom units and above, the Sun Room expands the living area into something less defined, a space residents can shape around how they actually spend their time, whether for rest, quiet work, or simply letting the morning in.

The same thinking carries into the interiors. Rather than setting a single aesthetic, Sondris offers three distinct design directions. Timeless and Transitional leans on soft neutrals and natural textures, quiet and easy to live with over time. Modern and Industrial brings cleaner lines and a more structured palette for those who prefer a crisper environment. Formal and Serene works in deeper tones and layered finishes, creating something more enclosed and considered. Each is a starting point that gives residents a coherent framework without taking the decision out of their hands.
Beyond the unit itself, the amenities extend that sense of balance outward. Residents can restore and recharge at the 25-meter heated saltwater lap and leisure pool, fitness center, and steam and sauna rooms. The Sky Terrace and landscaped roof deck offer elevated spaces where natural light, fresh air, and greenery create a sense of calm above the city. A Potager Garden encourages sustainable living through homegrown organic produce, while children's play areas and a ground-floor retail promenade with al fresco dining support the rhythms of everyday community life.

Sondris sits in Makati, overlooking San Lorenzo Village and the city skyline, positioned between low-density residential surroundings and the commercial core. Direct access to EDSA and the Skyway keeps key business and lifestyle districts within reach without making the commute the defining feature of daily life. The surrounding neighborhood includes museums, art houses, shopping centers, dining destinations, premier schools, and leading hospitals, making the location as practical as it is desirable.
Sustainability at Sondris is built in at a systems level, as it is across every development Arthaland has put its name on. An optimized building envelope, double-glazed windows, and energy-efficient cooling and lighting are designed to reduce energy use by at least 40 percent, while low-flow fixtures target at least 20 percent in water savings. Indoor air quality is maintained through a Dedicated Outdoor Air System (DOAS), continuous filtration, carbon monoxide monitoring, and operable windows that maximize natural ventilation. Airtight unit construction further minimizes sound and odor transmission. The development also includes bike-friendly access, electric vehicle provisions, and shared green spaces. Sondris is targeting LEED, WELL, EDGE, and BERDE certifications.

For Arthaland, these are not separate considerations. "Sondris, a name rooted in empathy, authenticity, and living fully in a space, reflects our commitment to creating homes that place people, wellness, and sustainability at the center," said Oliver Chan, executive vice president and chief sustainability officer.
Sondris is scheduled for turnover in April 2030, and what it delivers by then makes a case that a well-designed home and a responsible one do not have to be different things.
