FNG unveils Uniqlo's new logistics hub in Riverpark—and what's next for Cavite's growing estate

Inside the growing mix of developments that's turning Riverpark into a place to live, work, and grow

Cavite is emerging as a key hub for business, logistics, and investment, driven by the steady rise of large-scale developments. Improvements are accelerating, with new logistics facilities reinforcing its role in supporting expanding operations through advanced systems, worker-focused spaces, and sustainable features. In line with this, Federal Land NRE Global Inc. (FNG), together with Fast Retailing Philippines, Inc. (FRPH), opened the Uniqlo Logistics Facility at Riverpark North, Cavite on April 17, 2026, set to be the brand’s largest in Southeast Asia.
The event was graced by executives from both FNG and Uniqlo, led by FNG President Thomas Mirasol, General Trias Mayor Luis “Jon Jon” Ferrer IV, Congressman Antonio “Ony” Ferrer, Embassy of Japan in the Philippines Minister for Economic Affairs Naobumi Yokota, FNG Chairman Alfred Ty, FNG Vice Chairman Yusuke Hirano, and Uniqlo Philippines COO Geraldine Sia.
Mirasol shared how the opening of the Uniqlo Logistics Facility reinforces Riverpark’s vision of building integrated, people-centered spaces where businesses and communities grow together.
“Two years ago, we broke ground and announced our partnership to bring a strategic, human-centered warehouse here at Riverpark. Today, we mark the opening of the Uniqlo Logistics Facility. This achievement reflects progress in infrastructure and, more importantly, the strength of longstanding partnerships. It also reflects the continued trust between Japanese and Filipino companies working together to create value beyond individual developments.”

Now operational, the facility strengthens first-mile logistics through its strategic location in Southern Tagalog, enabling faster and more efficient nationwide distribution. It also creates jobs for hundreds of local residents and provides a work environment focused on employee wellbeing. Its scale and operational role further support Riverpark’s growth as a key corridor, attracting a mix of global and local locators.
Sia emphasized that the new warehouse reflects a commitment to responsible growth while supporting local communities, noting, “This new warehouse marks a new chapter for us in the Philippines, supporting our commitment to responsible growth while staying true to our purpose. Through our partnership with FNG, we aim to create local jobs and contribute to the community’s development. We hope this facility will become a benchmark for supply chain excellence in the country.” Her statement highlights the facility’s role in strengthening operations while contributing to broader economic development.

Banking on Riverpark
Riverpark is developing into a mixed-use estate designed for long-term growth, with developments beyond the Uniqlo logistics facility shaping its appeal. Projects such as SM City General Trias and Ateneo de Manila University reflect continued investment in retail, education, and daily essentials, supported by residential communities like Yume at Riverpark, commercial spaces, and improving infrastructure. With better connectivity and a growing mix of locators, the 600-hectare estate is positioning itself as a place to live, work, and build for the future in Southern Luzon.
Building on this, Nomura Real Estate Management Adviser Masao Toba, highlighted how their collaboration further strengthens the estate’s overall development, noting, “Nomura Real Estate brings not only the Japanese quality development, but also the very strong Japanese partners that create new value here in Riverpark. This kind of partnership allows us to create a more dynamic community, which makes us different from other developers' estates.”

SM City General Trias, an 11-hectare development set for completion by 2026, will be General Trias’ first SM mall, while the 15-hectare Ateneo de Manila University campus is expected to open by 2030. Residential growth continues with Yume at Riverpark, now 94 percent complete and targeted for turnover in 2026. Upcoming mid-rise developments in Riverpark Gateway and the buildout of the fully sold Riverpark North Commercial Lots will further support expanding retail and business activity—contributing to an estimated 740,000 jobs and around 695,000 future residents in Dasmariñas.
Riverpark’s next phase is supported by major infrastructure that strengthens access and connectivity. The Cavite–Laguna Expressway (CALAX) will provide direct links to the estate, while the Cavite BRT System Phase 1 is expected to cut travel time across key Cavite routes by up to 60 percent. Regional access will be further improved by the Cavite–Tagaytay–Batangas Expressway (CTBEX), set for completion in 2027, and the planned Sangley Point International Airport, targeted for Phase 1 operations by 2028. Local road upgrades and internal roads, including Riverpark North Boulevard and a new east–west connector set for completion by Q3 2026, continue to enhance accessibility.
