Ayala Land halts sales at Makati luxury tower on Mideast risks
Ayala Land Inc., the country’s largest property developer, has suspended sales for its latest ultra-luxury project in the Makati central business district, citing heightened execution risks linked to the escalating conflict in the Middle East.
“In light of the evolving global conditions, including the situation in the Middle East and its broader impact, we have made the prudent decision to strategically place sales of Laurean Residences on pause,” the firm said in a statement.
It explained that, “the current environment presents increasing pressures on costs and reduced predictability in delivery timelines, affecting our ability to execute with the level of certainty we commit to our customers.”
ALI said that, it had always navigated dynamic market cycles with a forward-looking approach grounded in long-term value creation and disciplined capital management and “this decision reflects that same approach and our commitment to responsible stewardship and sector leadership.”
“As part of this, we continue to take a more deliberate approach to capital allocation—prioritizing developments where we have clearer visibility on execution, while strengthening our broader portfolio, particularly our recurring income base” the firm added.
ALI said it has already reached out to buyers directly to discuss next steps and the range of options available to them, noting that, “We deeply value the trust our buyers place in Ayala Land, and we remain committed to delivering high-quality projects with the care and discipline that have always defined our company.”
In September last year, Ayala Land Premier reported brisk sales for its newest luxury development, Laurean Residences, with reservations already amounting to almost ₱8 billion even before its official launch.
ALI said this underscored the enduring strength of demand in the country’s premium residential market.
Positioned as the flagship residential tower of Dela Rosa Gardens, a 1.3-hectare mixed-use district along Paseo de Roxas and Dela Rosa Street, Laurean Residences anchors a masterplan that includes the new BPI headquarters and a 2,700-sqm urban park.
Just steps from Ayala Triangle Gardens, Greenbelt, and One Ayala, and seamlessly connected to Makati’s Emerald Network of elevated walkways and green corridors, the development offers residents a rare balance of city-center convenience and walkable, sustainable living.
