AppleOne opens Mahi Center, Cebu's new integrated business and lifestyle hub

CEBU CITY: AppleOne Group, one of the Philippines’ leading property developers, has launched Mahi Center, its first integrated business and lifestyle destination.

“For Mactan residents, professionals, and travelers passing through one of the Philippines’ busiest airports, today’s launch marks a significant moment for AppleOne Group’s growing portfolio and reinforces Cebu’s emergence as a world-class destination for business, tourism, and modern living,” said AppleOne Group President and Chief Executive Officer (CEO) Ray Go Manigsaca on Wednesday, April 15.

Situated in Barangay Ibo, Lapu-Lapu City, just minutes from Mactan-Cebu International Airport (MCIA), Mahi Center is a mixed-use development.

It is comprised of three distinct but interconnected components: a three-floor boutique lifestyle mall curating a thoughtful blend of local and international brands, a five-floor office tower designed for modern enterprises, and Fairfield by Marriott Cebu Mactan, the island’s first Marriott-branded city hotel.

AppleOne Executive Vice President for Finance and Operations Leif P. Bajarias said Mahi Center has a gross floor area (GFA) of 52,000 square meters (sqm), with 7,000 sqm of office leasing space, a retail component of about 6,000 sqm, as well as 10,500 sqm for the hotel.

“Mahi Center is positioned as a premier business and lifestyle destination in Lapu-Lapu City, while Fairfield by Marriott Cebu Mactan adds a 196-room hotel designed for both business and leisure travelers just minutes away from the airport,” said AppleOne Vice President for Hospitality Samantha H. Manigsaca.

She noted that the project bolsters AppleOne’s presence across hospitality, commercial, residential, and healthcare as it helps build not only places to stay, but also ecosystems that support Cebu’s long-term growth.

The development was conceived to serve as a genuine community hub, a place that connects people to the brands, businesses, and experiences that enrich their everyday lives, while offering Mactan Island the kind of world-class infrastructure its growing population and visitor economy increasingly demand.

Its location near the airport, key tourist corridors, and Lapu-Lapu City’s main thoroughfares makes Mahi Center accessible to local residents, business travelers, and tourists.

Mahi Center has a carefully curated lineup of dining and retail brands, several of which represent firsts for Lapu-Lapu City and the broader Mactan area. The mall brings together a mix of homegrown Filipino favorites and established international names, creating a destination that feels both familiar and fresh.

The property’s five-floor office tower provides modern, professionally designed workspaces suited to businesses that want to establish or grow their presence in Mactan—an island that continues to attract investment, enterprise, and talent from across the Philippines.

Positioned near the airport and key business corridors, the tower offers a strategic address for companies looking to serve both the Cebu market and visitors passing through.

Bajarias said the office tower is being leased per floor to corporate support offices, which are more stable and longer-term tenants, adding that renting entire floors also allows tenants’ operations to be more integrated and efficient.

He said the office tower is currently 60-percent contracted, while final negotiations are ongoing for the last two floors, with tenants building out their spaces and already in varying stages of readiness.

Meanwhile, at the center of the development’s hospitality offering is Fairfield by Marriott Cebu Mactan. The nine-floor property features 196 rooms, three meeting rooms, and one function room, all designed to serve business and leisure travelers with the reliable comfort and warm, effortless service that the Fairfield brand is known for globally.
