Club Laiya enters its next big phase

The estate reached a major milestone with its Premier District and The Spinnaker, the iconic beachfront condominium

In March 2026, Club Laiya entered its full cycle of development with the launch of Premier District and the topping off of The Spinnaker, marking the property development’s major push from construction to completion of its lifestyle destination.
“This milestone marks more than just progress in development—it represents the realization of our vision to create destinations where people can truly live a life on vacation,” said Erickson Y. A flagship project of LLV, the Club Laiya Premier District is a 12.4-hectare exclusive residential and leisure tourism estate located within the broader Club Laiya development in San Juan, Batangas. It is designed as a fully integrated beachfront lifestyle estate anchored on hospitality, real estate, and destination-driven experiences.

Luxury living at the beach
Located in one of Luzon’s best beach destinations, Club Laiya spans 23 hectares along the shores of Laiya. With the Seaside District already activated as a vibrant residential-commercial beachfront hub, the introduction of the Premier District signals the next phase of growth—bringing in a more private, residential enclave designed for both personal use and rental opportunities.
The recent launch also unveiled several amenities, including a sports and events venue for year-round activities and community gatherings, a 141-meter linear pool for resort-style leisure, and open spaces that support an active beachfront lifestyle.
These additions deliver a curated “life on vacation” experience to guests, homeowners, and investors at Club Laiya.
The Spinnaker on the rise
Strategically positioned along the coastline, The Spinnaker is Club Laiya’s landmark beachfront condominium tower. The medium-sized condominium, with 22 floors, 247 rooms, and hotel-like amenities, aims to become the testate's visual icon. Its eye-catching architectural design depicts the momentum of a billowing sail caught in full breeze.

Literally facing the beach, all units at The Spinnaker have a sea view, while some have the view of Mt. Daguldol as well. The rooms range from studio-type to single- and twin-bedroom units, and those with bi-level features.
Its amenity floor is on the 6th floor, decked with an infinity lap pool, lounge area, bar, kids’ pool, and play zone. On the 23rd floor, there will be a ballroom, sky bar, and kitchen. The helipad sits on the roof deck.
A key component in LLV’s expanding portfolio of accommodations, the completion of The Spinnaker brings the property closer to delivering a fully integrated leisure ecosystem. The condo building is scheduled for turnover in December 2027.
Club Laiya’s transition into a full-cycle development reflects LLV’s broader evolution—from traditional real estate development into a hospitality-led leisure platform under a unified brand.
