Commute less, live more: Ayala Land streamlines everyday travel
Smarter routes, P2P links, and a major transport hub reshape how people move across the metro and beyond

Daily commutes shape how people choose where to live, and with recent fuel price hikes, the need for accessible public transportation has become more pressing. Ayala Land Inc. (ALI) responds to this shift with solutions that make everyday travel simpler—from point-to-point (P2P) services within its estates to larger infrastructure like the planned Taguig City Integrated Terminal Exchange (TCITx) in Arca South, Taguig.
As part of this push for better connectivity, ALI enhances access to key business districts through P2P routes to Makati. Services run northbound to One Ayala and Circuit Makati (Gallery Drive), and southbound to The CityFlats Circuit Makati and One Ayala, offering a more direct option for daily travel between major stops.
This network extends further to Nuvali, keeping the estate within easy reach of the metro. Routes run from Bel-Air Sta. Rosa to Nuvali, then connect to One Ayala and Circuit Makati, before looping back, providing a more seamless link between Laguna and Makati.
The developer also strengthens connections to Vermosa, with a direct P2P route linking Makati CBD to Vermosa, its master-planned mixed-use development in Imus, Cavite, offering a practical option for those traveling between the metro and nearby growth areas.
In Cebu, the same approach improves access to Cebu Business Park through multiple P2P routes. These connect the district to Lapu-Lapu City, Mandaue City, Colon, Labangon, and Talamban, with extended routes reaching Tuburan via Balamban and Asturias, giving commuters more direct and reliable options across the metro and nearby areas.
At the center of these efforts is TCITx, now in development within Ayala Land’s Arca South estate in Taguig, in partnership with the Department of Transportation (DOTr). Planned as a five-hectare integrated terminal, it is designed to accommodate up to 160,000 passengers and 5,200 vehicles daily, bringing together rail and road networks in a single, organized hub. The project will link directly to the North-South Commuter Railway, the Metro Manila Subway, and key expressways, including a connection to the Southeast Metro Manila Expressway (SEMME).

Beyond improving transfers, the project is expected to ease congestion along major corridors by creating a more efficient route between the South Luzon Expressway (SLEX) and Quezon City via FTI. It is projected to serve tens of thousands of motorists daily, significantly cutting travel time from Bicutan to Batasan from nearly two hours to just 26 minutes. Targeted for completion by 2028, TCITx positions Arca South as a key transit gateway, supporting faster and more connected movement across southern Metro Manila.
As fuel costs rise and time on the road becomes more valuable, developments that prioritize mobility are becoming a practical choice for everyday living. Through its growing network of P2P routes and large-scale projects like TCITx, Ayala Land shows how integrated transport can support more efficient routines, strengthen connections between key areas, and make city living more manageable.
