Following its historic 45th anniversary in 2025, Robinsons Land Corp. is accelerating its nationwide expansion strategy, which signals a bold new chapter for the real estate giant. As the company moves toward its golden jubilee, its 2026 pipeline across shopping malls, offices, hospitality, and logistics reveals a clear mandate: the future of Philippine growth lies in the high-potential corridors of the regions.
The strategy, described by Robinsons Land President and Chief Executive Officer (CEO) Mybelle V. Aragon-GoBio as “growth with intention,” focuses on developments that respond to local context while creating lasting economic value.
In 2026, Robinsons Land’s focus is sharpening on cities like Dumaguete, Bacolod, Davao, and Calamba—markets where a rising middle class and decentralizing businesses are hungry for world-class infrastructure.

Robinsons Malls is reinforcing its presence in the Visayas, treating the region not just as a satellite market but as the primary engine of growth.
In Dumaguete, the expansion of Robinsons Dumaguete is the centerpiece of this year’s roadmap. The project adds four floors and over 17,000 square meters of gross leasable area, with a target reopening in the third quarter of 2026. The expansion recognizes Dumaguete’s evolution as a center for education and regional mobility, integrating the mall into a mixed-use ecosystem alongside Cybergate Dumaguete and Go Hotels.

Further north in Negros Occidental, the redevelopment of Robinsons Bacolod is a study in architectural and social renewal. As the city’s first full-service mall, opened in 1997, the property is being reimagined for a new generation. The three-floor, over 40,000 square meters project, features a sleek “industrial luxe” aesthetic and an “Urban Veil” facade designed to open the mall to Lacson Street. Inside, the introduction of “Eat Street”—a fresh culinary hall—and premium Movieworld VIP Cinemas reflects a shift toward leisure-driven retail.
Decentralizing the workplace
The company’s office arm is following a similar path, betting on the “reverse migration” of talent. Robinsons Offices is expanding its footprint in Dumaguete and Davao, moving premium workspaces closer to where professionals live.
Cybergate Dumaguete is set to become the city’s premier office address, delivering 7,200 square meters of BPO-grade space above the expanded mall. The building is designed with a heavy emphasis on sustainability, featuring rainwater collection systems, energy-efficient cooling, and solar panels.
In Davao, the rise of Cybergate Victoria 1 on the historic site of the former Victoria Plaza marks the end of an era and the beginning of a modern commercial epoch. The nine-story premium tower is designed to serve high-growth enterprises and IT-BPM operators, solidifying Davao’s position as the primary business hub of Mindanao. By transforming a beloved local landmark into a future-ready office tower, Robinsons Land is bridging the city’s heritage with its economic future.

Hospitality and the gateway to the north
Robinsons Hotels and Resorts is broadening its upscale hospitality reach with the Grand Summit Pangasinan in Calasiao. As the first Grand Summit property in Northern Luzon, the seven-story hotel serves as a landmark along the Dagupan-Urdaneta Road.
With 100 rooms from deluxe setups to 116-square-meter executive suites, the hotel targets a blend of business travelers and pilgrims visiting the nearby Basilica of Our Lady of Manaoag. The development reflects a broader confidence in regional tourism, offering a refined guest experience that remains grounded in the “warmth of care” synonymous with Filipino hospitality.

Logistics as engine of modern commerce
In the industrial sector, Robinsons Logistix and Industrials (RLX) is strengthening the backbone of the Philippines’ digital economy. The RLX Calamba 2C SPX project, a Grade-A warehouse developed in partnership with Shopee’s logistics arm, is designed for high-volume e-commerce sorting. This facility is critical to ensuring delivery efficiency as online shopping becomes a permanent fixture of Philippine consumer behavior.

Beyond traditional warehousing, RLX is pioneering a new “big box” retail format. The upcoming Shopwise Sierra Valley in Cainta—a 5,000-square-meter facility slated for a 2027 opening—draws inspiration from global warehouse-style models like Costco. Larger than standard supermarkets, this format is tailored for bulk purchasing and high-efficiency operations, catering to small business owners and large households alike.
