Setting its growth trajectory in Mindanao
After a positive year, Damaso Land has set its growth agenda for 2026

Focused on sustainable expansion and community-centered development across Mindanao, Damosa Land Inc. outlined a growth trajectory by scaling its portfolio through new projects and strategic expansions outside Metro Manila.
“In 2026, our focus is on scaling responsibly by aligning commercial viability with long-term impact,” said Ricardo F. Lagdameo, president of Damosa Land, Inc. “We continue to see strong opportunities in Mindanao, where thoughtful development can unlock economic activity, strengthen local ecosystems, and improve quality of life.”
In a media briefing, Lagdameo mentioned that 2025 was the “best year” in terms of industry growth due to the diversification of its portfolio. “At Damosa Land, as a real estate development company, we are involved in many different kinds of real estate, from residential to horizontal and vertical projects, from office leasing and office development to even industrial parks, hotels, and commercial properties. Today, 70 percent of our business comes from our residential division, and 30 percent is from recurring income from hotels, industrial parks, and office leasing.”

Amid evolving market demand and broader macroeconomic headwinds, Damosa Land is prioritizing projects that address real market needs. For the 2026 pipeline, growth will come from new developments and expansions across Mindanao and select provincial growth corridors, encompassing business parks, hospitality assets, and integrated communities designed to support tourism, trade, and local enterprises.
The developer opened the year with a major milestone—the launch of TRYP by Wyndham Samal, its landmark hospitality development on Samal Island. Its newest development is expected to generate commercial revenue, stimulate tourism growth and local employment, and contribute to the Davao-Samal economic corridor.
“Developments like TRYP by Wyndham Samal reflect a broader shift toward regional, well-planned investments that go beyond individual projects. For Damosa Land, our strategy has always been to build integrated communities—across residential, commercial, industrial, and tourism sectors—that support inclusive growth, generate long-term economic value, and strengthen the regions where we operate,” said Lagdameo.

Damosa Land will also be advancing expansions across its commercial, industrial, and residential portfolio—including Agriya township, Kahi Estates, Damosa IT Park, and ongoing developments within Anflo Industrial Estate.
Some of the significant developments this year will include the Clubhouse and the commercial area at Kahi Estates taking shape.
With 90 percent of inventory sold as of the end of 2025, Bridgeport will turn over its buildings: Sapphire in April 2026, Royal in 2027, and Navy in 2028. Last year saw the turnover of its first building, Azure, as well as the completion of amenities such as the Clubhouse, Linear pool, and hiking path.

The Damosa Diamond Tower is 100 percent occupied, with most of the locators being BPO players. The 17-story office and commercial building was able to attract retail and F&B brands last year.
The Anflo Industrial Estate (AIE) has achieved a 100 percent occupancy rate, making it the first PEZA-registered agro-industrial hub in Mindanao. Locators at the estate are involved in agro-processing, packaging, warehousing, and storage, as well as manufacturing.
Occupying 55 hectares of AIE, Head Sport Philippines, the world's largest tennis ball production hub, began its operations last year with an estimated 2 million tennis balls to be manufactured annually in its initial phase.
GMAC Logitech Refrigeration Corp., a joint venture between AC Logistics and Glacier Megafridge Incorporated, is a 12,000-pallet-capacity cold storage facility in Mindanao, the largest in the region. The locator is scheduled to start operations this month.
Last year, AIE welcomed Thai Coconut Public Company Limited, a leading producer of coconut-based products for global markets. The manufacturer will begin processing coconut milk in the first quarter of 2026.
These developments reflect Damosa Land’s broader strategy of using flagship projects to anchor long-term regional growth.
