Avida Land comes to the Katipunan-Quezon City area with the launch of The Heights, a 33-story residential building with 758 condominium units. With families, professionals, and investors as key markets, the development is intentionally designed to meet the lifestyle of the residential corridor that has long been characterized by its proximity to leading universities and its direct access to key urban centers, later evolving to a mix of housing developments, daily conveniences, and commercial activity.
“This milestone more than reinforces our leadership in the mid-section segment and propels us towards a new vision. Today, Avida Land is moving towards building a new standard for future-proof living. One that is focused on what truly matters today: proximity to opportunities, confidently designed living spaces, and climate-resiliency features that helped protect both residents and communities,” said Anne Baylon-Jara, Avida Land head of Marketing - Core RBG.
Located along Katipunan Avenue, the development sits across from Miriam College and Ateneo De Manila University with good access to retail and commercial establishments and a basic transportation system.

The high-rise community reflects Avida’s approach to creating homes that fit seamlessly into how people live, study, work, and unwind during downtime.
"We value families and professionals who see time as a valuable resource. The Heights Katipunan empowers residents to thrive in a balanced, productive, and seamlessly connected lifestyle—steps away from top universities and vibrant commercial hubs," says Aris Gonzales, Avida Land's Chief Operating Officer.
At The Heights Katipunan, residents are envisioned to move between spaces designed for focus and downtime. Whether they are students settling into a routine, young professionals balancing work-from-home days, or a family looking for a well-located address near schools, the development offers flexible spaces that adapt to different lifestyles.
To elevate the resident experience through thoughtful architecture, Avida Land collaborated with international façade consultant The Buchan Group Australia Pty Ltd. “This is one of the firsts for Avida: engaging with a foreign consultant to help us build the dream of creating the next generation of our developments,” adds Gonzales.
The Heights’ room configuration includes one-bedroom and two-bedroom layouts, with units ranging from 21 to 68 square meters, with different views and natural light conditions.
The property also provides security and convenience through RFID access, digital locks, CCTV systems, and emergency power supply.

Sustainability is integrated into the development through Avida Land’s CLIMADAPT initiative, a program applied to the home design in response to environmental conditions while prioritizing resilience, efficiency, and residents’ well-being. The units are fitted with energy-efficient lighting, water-saving fixtures, rainwater harvesting, and heat-reducing building materials, complemented by drought-tolerant landscaping and waste management facilities.
With prices starting at PHP 6.7 million, the development is positioned for those seeking both a personal home and a long-term investment. For Bing Gumboc, Avida Land National Sales head, “this project offers both end users and investors a very good place to live and a good investment. When the sale opened weeks ago, we had already gathered P900 million in reservation sales. We also noticed that there is a demand from the international market investors and overseas Filipinos.”
Considered as a fringe location, the Katipunan area continues to attract buyers, with take-up rates reaching up to 100 percent for select projects, according to a Colliers Philippines report.
The development is scheduled for completion in September 2030.
