Megaworld unit launches ₱7-billion luxury village in Batangas
Global-Estate Resorts Inc., the tourism-focused arm of real estate tycoon Andrew Tan’s Megaworld Corp., is launching a high-end residential project in Batangas as it bets on sustained demand for seaside luxury properties.
In a disclosure to the Philippine Stock Exchange on Thursday, Feb. 5, Megaworld said the developer will spend to build Villa Scala, an 18-hectare exclusive village situated within its larger 116-hectare Nascala Coast township in Nasugbu.
The project, which is scheduled for completion in 2032, is expected to generate approximately ₱7 billion in sales revenue.
The development is the first residential phase of the Nascala Coast estate. GERI is marketing 217 lots with sizes ranging from 407 to 1,081 square meters. Positioned along the premium coastal corridor of Batangas, the village is designed to compete with established luxury enclaves and private beach communities in the area.
Rachelle P. Hernandez, first vice president of Megaworld Global-Estate Inc., said the project is an expansion of the company’s leisure portfolio.
She noted that the development aims to capture the “distinct allure” of the region, which is characterized by a mix of mountain ranges and views of Nasugbu Bay and the West Philippine Sea.
The company envisions the broader Nascala Coast as a primary coastal address for multi-generational families.
Architecturally, the village draws inspiration from the Amalfi Coast in Italy. GERI plans to dedicate nearly 40 percent of the total land area to open spaces and green zones, a move consistent with post-pandemic buyer preferences for lower-density environments. To maintain the aesthetic of the landscape, the developer will install underground cabling for all electrical and telecommunications utilities.
Central to the development is a Mediterranean-style clubhouse perched on a cliffside. The facility will feature an infinity pool on a deck extending toward the sea, alongside a fitness center, function rooms, and an open courtyard. Residents will also have access to a nearby marina facility, catering to the growing market for yachting and sailing activities in Batangas.
The launch comes as Megaworld continues to diversify its township model, moving beyond central business districts in Metro Manila toward integrated tourism estates in key provincial hubs. Shares of GERI and parent Megaworld were trading on the local bourse following the announcement.
