Susana Heights Village remains one of the established residential communities in southern Metro Manila. Its scale, accessibility, and readiness for immediate homebuilding are qualities that have become increasingly rare across the metro.
Located in Muntinlupa City and spanning 104 hectares, the village offers build-ready residential lots ranging from 500 to 900 square meters. These generous lot cuts allow homeowners the flexibility to design and build custom residences within a gated community setting, supported by existing infrastructure and utilities.
With its own designated access to the South Luzon Expressway, the village also offers a level of connectivity that quietly shapes daily life. Key business and lifestyle districts such as Alabang, Madrigal Business Park, Makati, and Bonifacio Global City remain comfortably within reach, allowing residents to move between the city and home with ease.

Susana Heights Village sits within the wider 284-hectare Susana Heights estate, shaped by a comprehensive mixed-use plan that is transforming the landbank from a single-use residential development into an integrated community. Backed by an initial P25 billion investment, this long-term redevelopment will gradually introduce complementary residential clusters, lifestyle and civic spaces, and pocket parks, alongside existing landscaped areas and open spaces designed to support everyday living over time.
Today, Signature Development Corporation, through its Signature Series by SM Residences brand, serves as the estate’s exclusive project marketing arm. Together, this stewardship brings continuity, brand direction, and development expertise to the village, supporting the estate’s long-term residential evolution.

Landscaped open spaces, pedestrian paths, and bike-friendly corridors are taking shape form a continuous network across the estate, inviting walking, cycling, and time spent outdoors that will lend the community a sense of balance and ease.
Two lifestyle hubs are also planned to anchor the estate and support daily needs. The North Plaza, an 8,000-square-meter hub with phase one completion targeted for 2028, is envisioned to bring together everyday essentials such as groceries, banking, and clinics alongside specialty dining, artisanal shops, and neighborhood cafés. To the south, a larger 6.2-hectare town center is planned as a destination for leisure and commerce, with retail, dining, entertainment, and cultural spaces designed to serve both residents and the surrounding community.

In addition to Susana Heights Village, the estate is also slated to introduce a low-density luxury residential development under the Signature Series brand. Planned as a future flagship project, the development will feature larger lot cuts, low-density planning, and country-club-inspired amenities, further reinforcing the long-term residential profile of the estate.
As southern Metro Manila continues to evolve, Susana Heights Village remains anchored by its scale, connectivity, and readiness, forming the residential foundation of a wider estate that is gradually taking shape.
