Avida Land eyes ₱6-billion revenue from first Katipunan project

Avida Land, a unit of real estate giant Ayala Land Inc., expects to generate ₱6 billion from its first project along Katipunan Avenue in Quezon City as the middle-income residential market is already recovering.
In a media briefing, Avida Land Chief Operating Officer Aris Gonzales said the company is investing ₱3.1 billion to build the newly-launched high-rise residential development The Heights Katipunan
He said the aim is to tap the sustained demand along the Katipunan corridor amid relatively limited new condominium launches in the area.
The Katipunan area has continued to attract steady residential interest due to its accessibility and its position as an established education hub.
In recent years, several developments in the corridor have achieved high take-up rates or sold out, underscoring the area’s continued appeal to both end-users and investors.
With fewer ongoing launches, available units in Katipunan have tended to move quickly, keeping residential activity active.
Responding to these market conditions, Avida Land introduced The Heights Katipunan, a development with 33 residential floors designed for long-term residents as well as those seeking efficient urban living options.
Scheduled for completion in September 2030, The Heights Katipunan will offer 758 residential units on a 1,833-square-meter land area. Unit types include studio, one-bedroom, and two-bedroom layouts ranging from 21 to 68 square meters, catering to a range of lifestyle needs.
Prices start at PHP 6.7 million, with the project currently available for pre-selling as part of Avida Land’s residential portfolio.
“The Heights Katipunan continues to be a strong investment location, supported by its role as an education hub and its long-term residential appeal,” said Gonzales.
He added that, “The Heights Katipunan is designed to serve both end-users and investors—offering efficient, climate-resilient homes that align with how people live, study, and work today.”
The project offers amenities that support both work and daily living, including a swimming pool, meeting room, study hall, multi-purpose hall, and gym.
The development features a façade designed in collaboration with The Buchan Group Australia Pty Ltd, serving as the project’s international façade consultant, in line with Avida Land’s focus on global design standards.
It also integrates a range of security and safety features, including RFID access control, digital locks, CCTV surveillance, and emergency power supply.
To enhance resilience and sustainability, The Heights Katipunan incorporates CLIMADAPT innovations, such as heat-reducing materials and rainwater-harvesting systems, to address the challenges posed by a changing urban environment.
