Ayala Land, Eton JV to open Parklinks mall that exudes air of "quiet luxury"

With competition heating up among townships strung along the C-5 corridor from Quezon City to Pasig CIty, the Ayala-Lucio Tan Group (LTG) joint venture (JV) Parklinks estate is stepping into the fray with the opening of its own mall, envisioned to set it apart from rivals.
In an interview on Thursday, Jan. 22, Hansgeorg G. Lopez-Vito, Ayala Land Inc. (ALI) vice president and head of brand experience and strategy for the residential business group, estates, and corporate, said the mall at Parklinks will open next year and will exude an air of “quiet luxury” to appeal to the upscale market in the area, as it is surrounded by posh villages and high-end residential condominiums.
Parklinks is a 50-50 JV between real estate giant ALI and LTG’s Eton Properties Philippines Inc., with ALI serving as developer of the prime land owned by Eton.
The 35-hectare (ha) estate is located between Megaworld Corp.’s Eastwood City township and Robinsons Land Corp.’s (RLC) Bridgetowne destination estate, while beyond Bridgetowne is another Megaworld development, ArcoVia City, which has yet to build its own mall.
Lopez-Vito said Parklinks’ mall will feature three levels of retail and commercial space, with several office towers built above the mall, adding that the exact gross leasable area (GLA) of the mall and office spaces cannot yet be disclosed.
As Parklinks is being touted as ALI’s greenest urban development in Metro Manila, the developer has spearheaded the planting of indigenous trees in what will be known as Parklinks Eco Forest.
Designed as a next-generation sustainable estate, Parklinks integrates large-scale green infrastructure, biodiversity, and wellness-focused public spaces, demonstrating how dense city developments can restore ecosystems while enhancing quality of life.
“Parklinks represents our strongest commitment to building environments that uplift lives while respecting the natural landscape,” said Christopher B. Maglanoc, president of ALI Eton Property Development Corp. and Ayala Land Estates.
He added that, “By dedicating a significant portion of the estate to parks and ecological spaces, we are creating a healthier, more resilient community that future generations can enjoy.”
Parklinks is allotting 50 percent of its total land area to parks, open spaces, and nature-centered amenities, positioning greenery not as an afterthought but as core urban infrastructure.
The estate’s master plan prioritizes walkability, wellness, and ecological connectivity, redefining what sustainable city living can look like in Metro Manila.
“Parklinks is not just a development—it is a transformative green corridor in the heart of Metro Manila,” said Kyle Ellis C. Tan, board director of ALI Eton Property Development and president and chief executive officer (CEO) of Eton Properties.
He noted that, “Our shared vision ensures that sustainability, accessibility, and quality urban living coexist seamlessly within this landmark estate.”
Five interconnected green spaces define Parklinks’ landscape. These include Eco Esplanade, a riverfront social spine; Eco Terraces with walking and cycling paths and viewing decks; Eco Center, a central open lawn for community events; Eco Park with family-friendly gardens and learning spaces; and Eco Forest, an urban sanctuary with 12,000 native trees, wetlands, and a Miyawaki-planted zone that supports biodiversity.
“For residents of Parklinks North and South Tower (PNST) and The Lattice, living in Parklinks means having true, everyday access to nature—not just views of green, but real parks right at their doorstep,” Lopez-Vito said.
