Rockwell Land to raise ₱10 billion for expansion, ATC acquisition

Rockwell Land Corp., the high-end real estate developer controlled by the Lopez family, plans to raise as much as ₱10 billion through a bond offering to finance capital spending and its acquisition of a majority stake in the Alabang Town Center mall.
In a disclosure to the Philippine Stock Exchange, the property builder said the planned issuance consists of a ₱7 billion base offer with an oversubscription option of as much as ₱3 billion.
The sale is the first tranche of a broader ₱20 billion shelf registration program, according to Rockwell Land.
Philippine Rating Services Corp. assigned the bonds its highest credit rating of PRS Aaa with a stable outlook, indicating the company has an extremely strong capacity to meet its financial obligations.
PhilRatings said the investment-grade rating reflects Rockwell’s established brand equity, geographical expansion, and the financial backing of its parent company, First Philippine Holdings Corp.
The capital raising comes as Rockwell aggressively expands its footprint outside its traditional stronghold in Makati City.
Since December 2024, the developer has launched three premium residential projects in provincial hubs, seeking to capture resilient demand for luxury housing outside the National Capital Region.
The company is also diversifying its recurring income streams, notably through its recent move to take a majority stake in Alabang Commercial Corp., the operator of the 17.5-hectare Alabang Town Center.
The lifestyle mall is an addition to Rockwell’s portfolio, hosting approximately 500 retail and office tenants.
Rockwell’s growth pipeline extends into the hospitality and retail sectors. The company is scheduled to begin construction on its first full-service hotel in Cebu next year and expects to launch a second Power Plant Mall in Pampanga by 2027.
These projects are supported by a land bank exceeding 500 hectares, providing a long-term runway for development.
Financial performance has remained robust amid the expansion. During the first nine months of 2025, Rockwell reported that consolidated net income rose 13.1 percent from a year earlier to ₱3.5 billion.
The growth was driven by higher revenue from high-end residential sales and increased lease income from its commercial portfolio.
Management expects to sustain this earnings momentum as it recognizes revenue from recently launched projects while maintaining healthy margins and a conservative capital structure.
