Every weekday, the Metro draws in workers from nearby cities, turning long commutes into a daily routine. In the South, a different kind of center is taking shape, one that brings work, home, and daily living closer together. In Batangas, Biz Hub at LIMA Estate is emerging as a fast-rising central business district where offices sit near residential communities and everyday lifestyle spaces. It is designed for people who want careers to grow without putting the rest of life on hold.
LIMA Estate is a 1,100-hectare PEZA-registered zone in Lipa–Malvar, Batangas and the country’s largest privately owned industrial estate. Within it, the 70-hectare Biz Hub serves as Batangas’ first masterplanned central business district, supporting nearly 200 locators and about 75,000 workers through a growing mix of residential, commercial, and institutional spaces.
As the district grows, it aims to bring development beyond traditional city centers. At the center of the district are LIMA Exchange and The Outlets at LIMA Estate, South Luzon’s largest outdoor mall and a regional draw since 2019, alongside LIMA Tower One, Batangas’ first premier office building now home to local and international firms from innovation-led sectors. These companies create quality jobs in digital, technology, and service fields, while the tower has set workplace benchmarks with the country’s first WELL Gold Core v2 Certification, Batangas’ first BERDE 5-Star rating, and the PropertyGuru Philippines 2025 Best BPO Office Development title.
The district is further supported by hospitality, education, and living communities. In 2024, the province’s only four-star hotel rebranded as Holiday Inn Batangas LIMA Park through its partnership with IHG, becoming Batangas’ first international hotel brand, while the Batangas State University – LIMA Campus was established as the country’s first Industry-Based Learning Hub to help develop job-ready Filipino professionals in partnership with estate locators. The residential side of the estate takes shape through The Villages, a 49-hectare community by Aboitiz Land designed to place everyday life within easy reach of work and services.
Access is also becoming easier. By 2027, the Manila–Batangas Bugtong-na-Pulo (MBBP)–STAR Toll Interchange is set to open, creating a direct link from the STAR Tollway to the Biz Hub. This new access point is expected to shorten travel time, improve daily mobility, and strengthen Batangas’ connection to major economic corridors, opening more opportunities for businesses, visitors, and nearby communities.
