Alsons Development and Investment Corporation (Alsons Dev) has unveiled a new chapter in its long-standing mission of building sustainable communities across Mindanao.

With the launch of Mahogany South on March 18, 2025, in Davao City, the leading developer introduces its first housing development in Southern Davao—a 13-hectare master-planned community that seamlessly blends nature, accessibility, and thoughtful design.

The event marks a pivotal milestone for the company and a dynamic addition to its growing portfolio of sustainable living projects under its mid-cost housing brand, Nurtura Land & Home.

As the third development under the Nurtura brand, Mahogany South, reaffirms Alsons Dev’s vision of delivering high-quality homes within thoughtfully integrated environments.

“At Alsons Dev, our goal has always been to create communities that provide homeowners with the foundation to build their future, forge lasting memories, and truly thrive,” said Miguel Rene A. Dominguez, president and CEO of Alsons Dev. “With Mahogany South, we are expanding our reach to provide quality homes in a location that offers the best of both worlds—serenity and accessibility. This aligns with our vision of enhancing lives and promoting sustainable living, allowing families to build their future in a thoughtfully designed, vibrant community.“

Community living in the South
Nestled in the Tugbok District, Mahogany South serves as the first phase of a larger 33-hectare property and offers 594 housing units in its initial rollout. ”This development brings Nurtura to the southern part of Davao, allowing us to serve more families looking for a home that is safe and accessible,” said Eric D. de la Costa, vice president and general manager at Alsons Dev.

“Accessible not just in terms of location but also at a price within reach of middle class families. Mahogany South reflects Alsons Dev’s continued dedication to offering communities where families can flourish and futures can take shape,” he continued.

The project also reflects a conscious shift toward community-focused design—where shared spaces, greenways, and connectivity take precedence. “When we designed the project, it wasn’t just about the house—our primary focus was on building a community,” shared Jolla Soriaga, assistant vice president for Business Development and Management at Alsons Dev. “We put a lot of emphasis on open spaces. Even if you have a compact home, there are areas where you can enjoy the outdoors and spend time with family and friends.”

Soriaga added: “At Mahogany South, we included parks and greenways strategically located between blocks—not just alleys, but landscaped pathways that lead to larger parks and promote ease of circulation.”

Indeed, Mahogany South invites future homeowners to live closer to nature, with over two hectares of green open spaces, tree-lined streets, a dedicated dog park, and recreational areas that promote outdoor living. The gated development ensures peace of mind with 24/7 security while promoting vibrant community interaction through its thoughtfully planned amenities—from a Community Center, cabana, and multipurpose court to swimming pools and playgrounds.

The project, with a modern Asian architecture, also offers flexibility through a range of residential options: the Bungalow model (40.28 sqm floor area on a 100 sqm lot) features two bedrooms, two bathrooms, and space for a carport; the Loft model (64.85 sqm floor area on a 100 sqm lot) adds a spacious loft and storage area for growing families. For those looking to personalize their space, open lots are also available.

More than just a residential development, Mahogany South symbolizes the continued evolution of Alsons Dev’s design philosophy—one that harmonizes function, sustainability, and emotional connection to place.

Legacy of leadership
As the property arm of the Alcantara Group, Alsons Dev builds on a seven-decade legacy of uplifting communities in Mindanao. From pioneering premier residential communities like Ladislawa Garden Village and Woodridge Park to award-winning mid-cost developments like Narra Park Residences, the company has consistently shaped the region’s residential landscape.

“The mission is clear: We will continue to pursue projects that contribute to the growth and vitality of Davao and Mindanao,” said Alsons Dev Director Editha I. Alcantara. “Because we believe that when businesses operate responsibly and grow sustainably, they help create jobs, support industries, and drive long-term prosperity—not just for our company and our group, but for the people and the communities we serve.”
