
The 13th PropertyGuru Philippines Property Awards officially launched this month at the Garden Pavilion of Grand Hyatt Manila, as part of Asia Connect Manila. Recognized as the gold standard in real estate across 15 dynamic markets in the region, the PropertyGuru Asia Property Awards continue to celebrate excellence in property development, architecture, and design.
“The Philippines was an outstanding market in 2024, with the awards providing a platform to established and emerging developers, as well as diverse portfolios and properties across various price segments,” said Jules Kay, general manager of PropertyGuru Asia Property Awards and Events, during the launch event.
Changing preferences
As Filipino property seekers continue to evolve, so do the award categories.
“Our categories continue to reflect changing Filipino consumer preferences—from the shift toward suburban developments in provinces to the demand for immersive retail spaces. Industrial real estate is primed for further growth, while hospitality properties remain promising as tourist destinations around the country ramp up campaigns. We will also continue to award and showcase commercial spaces as outsourcing firms sustain office demand,” Kay added.
Asia Connect Manila provided a platform for industry leaders to delve deeper into the property market’s resilience, diversification, and future growth. A distinguished panel—featuring Jules Kay, Tajara Leisure and Hospitality Group Inc.’s President and PropertyGuru Philippines Property Awards Chairperson Cyndy Tan Jarabata, Robinsons Land’s SVP and Business Unit General Manager Jericho Go, Aboitiz InfraCapital Economic Estates VP for Commercial Strategy Monica Trajano, and Philippine Economic Zone Authority Deputy Director General for Operations Vivian Santos—explored key investment trends, sustainability initiatives, and economic shifts impacting the industry.
Expanding communities
A recurring theme during the event was the rise of industrial expansion, with the Philippines positioning itself as a regional manufacturing hub. Aboitiz InfraCapital Economic Estates, a key player in this sector, has already earned major accolades, including Best Industrial Developer (Asia) and Best Green Industrial Development (Asia) for its industrial-anchored Lima Estate at the award’s regional grand finals. The developer was also named Best Industrial Developer at the 2024 PropertyGuru Philippines Property Awards.
Cyndy Tan Jarabata, president of TAJARA Leisure and Hospitality Group Inc. and chairperson of the PropertyGuru Philippines Property Awards judging panel, highlighted how township developments are evolving.
“Adapting to shifting demands and demographics, townships and master-planned communities are diversifying beyond Metro Manila, creating new opportunities across the country,” she said. “Our awards have also expanded to recognise developments that remain accessible and affordable to homebuyers and investors, in line with the diverse needs of Filipino property seekers. This diversification, driven by smart urban planning and industrial growth, is poised to be showcased in this year’s awards.”
With healthy competition driving innovation, experts anticipate significant advancements in commercial and residential developments. Robinsons Land continues to lead in this space, securing the Best Developer award for the third consecutive year, along with the title of Best Developer (Luzon). The company’s divisions—Robinsons Offices and RLC Residences—have also gained recognition for their groundbreaking projects, including GBF Center 1, The Residences at The Westin Manila, and Work.able Robinsons Summit Center, which were honored at the grand finals in 2024.

Most expansive awards
Reflecting the ever-evolving landscape of Philippine real estate, the 2025 PropertyGuru Philippines Property Awards have introduced new categories to highlight achievements across different property sectors. Among the new awards are Best Township Developer and Best Community Developer, recognizing firms that create well-integrated live-work-play environments. The Best Mega Township Development award will spotlight large-scale projects that redefine urban living.
Other new categories include Best Oceanview Condo Development, Best Oceanview Housing/Landed Development, Best Multigeneration Living Condo Development, Best Multigeneration Housing/Landed Development, Best Renovated Residential Development, Best Renovated Commercial Development, Best Completed Mixed-Use Development, and Best Affordable Condo Interior Design. With 123 categories open for competition, this year’s awards are set to be the most expansive yet.
The awards timeline is already ongoing with entries closing on June 6, followed by site inspections from June 23 to July 11. Final judging will take place on July 14, leading up to the Manila gala night on Aug. 15. Winners from the Philippine leg will advance to the regional grand finals in Bangkok on Dec. 12, 2025.
