
Arthaland Corporation, the upscale and green property developer controlled by the Po family, plans to develop three residential projects this year while holding off new office buildings as the leasing market remains soft.
In an interview, Arthaland Executive Vice President Christopher Narciso said that while the firm is involved in both residential and office developments, for the mid-term, “we’re focusing more on the residential, given that the office market is still soft and unpredictable in terms of how it’s going to evolve.”
So, after recently completing three office projects, he said Arthaland will be developing middle-income residential projects in Laguna and Quezon City as well as high-end, high-rise projects in Makati.
Narciso noted that, even though they have already completed their latest ultra-luxury residential project in Makati, Arthaland has not lined up its next development in this market segment.
While the ultra-luxury market continues to grow, he explained that it has a very small base, with very few products in the market, and developers usually venture into it only when there are rare opportunities in terms of demand and location.
Athaland said its ultra-luxury partnership with Arch Capital, Eluria in Legazpi Village, Makati, was completed on schedule, and they anticipate its completion six months ahead of schedule in the fourth quarter of 2025.
