Megaworld is investing close to P50-billion to develop two new townships in Palawan, the six-hectare Baytown Palawan and the 462-hectare eco-tourism township Paragua Coastown.

Palawan’s breathtaking landscapes, pristine beaches, and rich biodiversity have long made it a dream destination for travelers. Now, the island province is set to welcome a new era of development, as real estate giant Megaworld stakes its claim with two ambitious township projects—Paragua Coastown in San Vicente and Baytown Palawan in Puerto Princesa. With a combined investment of nearly ₱50 billion, these projects mark Megaworld as one of the biggest property investors in Palawan today, pushing tourism in the province.

“Why Palawan? The longest beach line in the Philippines is in Palawan. Its charm is unique, and the province holds immense potential for tourism,” says Javier Romeo Abustan, head of sales and marketing at Megaworld Palawan. “We will build around nature, respecting its abundance while developing the necessary infrastructure. That is the vision.”

Paragua Coastown
Spanning 462 hectares along the coastline of San Vicente—home to the longest white sand beach in the country—Paragua Coastown is Megaworld’s largest eco-tourism township in Palawan. The development is just minutes from San Vicente Airport, making it an accessible getaway for both local and international visitors.

“We want people to experience the true beauty of Palawan, which is why we are preserving the environment and calling Paragua Township an eco-tourism community,” says Abustan.

At the heart of the township’s growth is its hospitality sector. Megaworld is constructing two hotels: the Savoy Hotel Palawan (306 rooms) and the Paragua Sands Hotel (313 rooms). These properties are expected to raise the bar for tourism accommodations in the area, offering a seamless blend of luxury and nature.

Savoy Palawan has 306 guest rooms and is a five-minute walk from the beach and a few steps away from the township’s Mangrove Reserve Park.

Paragua Coastown is also introducing beachfront residential living with Oceanfront Premier Residences, the company’s first beachside condominium in San Vicente. Complementing this is Paragua Beach Village, a 16-hectare gated residential community, giving homeowners an exclusive slice of paradise.

Beyond residences and hotels, Megaworld is laying the groundwork for a thriving commercial district. The Mercato Shophouse District and Porto Hotel District will provide opportunities for entrepreneurs to establish businesses, ensuring that Paragua Coastown becomes a self-sustaining eco-tourism hub.

Baytown Palawan
While Paragua Coastown taps into Palawan’s emerging tourism destinations, Baytown Palawan brings urban sophistication to the heart of Puerto Princesa City. The six-hectare mixed-use development is strategically positioned along Puerto Princesa South Road, offering stunning views of Puerto Princesa Bay.

Inspired by the vibrant lifestyle of Forbes Town in Bonifacio Global City (BGC), Baytown Palawan is a partnership between Megaworld and Suntrust Properties, Inc. It will feature residential condominiums, commercial spaces, and a new hotel, creating a modern enclave within the city.

Among the first developments in Baytown is The Bellagio Palawan, a 12-story upscale condominium that will feature smart home technology, setting a new benchmark for high-end living in Puerto Princesa. Additionally, Suntrust Properties has launched Sonrisa Gardens, a three-tower residential cluster surrounded by lush greenery, further enhancing Baytown’s urban-nature balance.

“More than just connecting people with nature, our goal in building these eco-tourism communities is to support the country’s tourism industry. We need to increase tourist arrivals, which requires more facilities and infrastructure in destinations that are already drawing international visitors,” says Abustan.
