Cities move forward when access opens up, and in Mandaue City, that idea now has a road to prove it. With the public unveiling of Gatewalk Drive, Ayala Land marks the next chapter of its Cebu growth story, linking Lopez Jaena Street to M. Logarta Avenue and setting the stage for a new commercial and lifestyle district. Building on the success of Cebu Business Park and Cebu I.T. Park, the road signals the direction of Metro Cebu’s continued growth.
This development builds on Mandaue City’s long-standing role as a key connector in Metro Cebu’s northern corridor. By improving mobility and providing a more direct route between major roads, Gatewalk Drive enhances access to nearby commercial and residential areas and lays the groundwork for future developments.
According to Jennylle Tupaz, head of Central Luzon and Vismin Estates of Ayala Land, the road is a crucial milestone in the estate’s long-term plan. “The opening of Gatewalk Drive is a strong start to the district’s long-term vision. Gatewalk is designed to become a central hub in Mandaue, where accessibility, commerce, and community come together. This milestone reflects our continued commitment to shaping dynamic, well-connected districts across Metro Cebu,” she said.
The district’s growth will be anchored by a next-generation Ayala Malls, scheduled to open by the end of 2026, featuring entertainment, dining, and community-focused spaces. These will be complemented by a walkable one-hectare Greenway, landscaped parks, and pedestrian corridors designed to support easy movement and daily use.
Part of Ayala Land’s expanding estate network across Metro Cebu—such as South Coast City in SRP, Cebu City and Seagrove in Punta Engaño, Lapu-Lapu City—the development extends the legacy of Cebu Business Park and Cebu I.T. Park. With progress underway, only a limited number of prime commercial lots remain along M. Logarta Avenue, planned as future sites for corporate headquarters and major business addresses.
What begins with a new road now sets the pace for what comes next. Gatewalk Drive marks the first step in shaping a new district in Mandaue City, guiding the developments and public spaces that will define its growth in the years ahead.
