On November 21, 2025, Ayala Land introduced Metro Nuvali, a 200-hectare central business district destined to become Calabarzon's defining address for enterprise, culture, and elevated everyday life. What once began as a pioneering eco-community in Laguna is now stepping into its next chapter as the Rising South’s most ambitious mixed-use metropolis.

It is a bold claim and yet it rings true when seen against the long arc of Ayala Land’s transformative projects in the Philippines. Makati reshaped business. Bonifacio Global City reimagined urban life. Nuvali pioneered ecological community-building. The country has watched how long-term thinking can turn empty fields into thriving cities.

“Sixteen years ago, Ayala Land and the Yulo family set out for the bold vision to transform what were once sugar cane fields into pioneering eco communities, where 50 percent of the land is preserved as open space, which was unheard of at the time,” Maglanoc said. “It's a place where progress and nature grow in harmony. It is a vision and partnership rooted in shared values, and honoring the land’s legacy and its culture.”
Today, Nuvali spans 2,400 hectares, home to families, schools, commercial centers, and institutions that have embraced its ethos of balance and sustainability. It has become the South’s preferred address, a proof that ecological urbanism is the way of the future.

Now, as Calabarzon rises as one of the most critical economic engines of the Philippines, the timing for Metro Nuvali could not be more precise. This is the region’s moment with Metro Nuvali poised to be its new urban core.
“Metro Nuvali is our ambitious step for Calabarzon,” Dy said. “A 200-hectare business district, shaped around a greener, smarter, and a more connected future. It is built for this moment in the region's growth, ready for a rising economy, a dynamic talent pool, and the demand for a new, urban center outside of Metro Manila.”

Metro Nuvali is shaped around three purpose-driven districts designed to work seamlessly together. The 100-hectare Lakeside District redefines waterfront living with Ayala Malls Nuvali at its core. It rises as a Super Regional Mall soon expanding with nearly 50,000 sqm of new retail space, a multi-level wing, and curated wellness destinations. With Seda Hotel and future office towers in the mix, it emerges as a complete lifestyle hub.
The 40-hectare Central District serves as the estate’s commercial and cultural engine. Modern office towers, collaborative workspaces, and generous green pockets—including a three-hectare Central Park linked to the East Bloc Garden—create a vibrant setting where business and community life meet.

Next, the 60-hectare Civic District is anchored by the Santa Rosa Civic Complex, a two-hectare development housing a satellite City Hall, convention center, hotel, and command center. Nearby, the Nuvali Parish Church stands as a contemporary landmark with a prominent frontage along the Casile–Tagaytay Road, forming a new gateway that connects Laguna, Cavite, and Tagaytay.
Metro Nuvali links seamlessly to the wider estate, connecting Solenad, Nuvali Commons, and South Nuvali’s green neighborhoods. The upcoming Carmona–Biñan Link Road, opening in 2028, will provide direct access to SLEX, CALAX, and the future CTBEX, making the district highly accessible and well-connected.
