A new community takes shape in Bacolod's growing landscape

Bacolod continues to grow as one of the country’s most promising cities, and this time, Phinma Properties is taking part in its progress. The developer recently launched Saludad, its first masterplanned township outside Metro Manila, marking a new phase in its efforts to build complete, sustainable communities.
Spanning 21 hectares, Saludad reflects Phinma Properties’ vision to create spaces where families can live, learn, and work close to home. Raphael B. Felix, president and CEO of Phinma Properties, shared how the project embodies this, saying, “Bacolod has always been a city with untapped potential. We see in Bacolod the right mix of strong population growth, a rising middle class, quality of life that appeals to both locals and returnees, and opportunities in sectors like education and hospitality. For us, Saludad is not just a project. It’s an investment in Bacolod’s future.”
Developed in partnership with JEPP Real Estate Co. and masterplanned by architect Royal Pineda, Saludad was designed to honor Bacolod’s character while introducing modern, people-centered design. Within the township, Maayo Terraces and Likha Estates offer distinct residential options, complemented by schools, hotels, and open spaces that promote everyday comfort and community living.
Development across Saludad has been moving steadily forward. Main roads within the commercial and residential zones of Phase 1 are now taking shape, setting the foundation for the township’s growth. At the center of this progress is Maayo Terraces, which began construction earlier this year and establishes the township’s identity with a modern design that remains rooted in Bacolod’s local character.
The momentum continues with the first phases of Likha Estates and several commercial areas targeted for completion by 2026, while the first Maayo Terraces tower is expected to be finished by 2027. These early milestones will move Saludad closer to becoming a complete and connected community.
When fully developed, the township will feature over 2,500 condominium units within Maayo Terraces, more than 200 residential lots in Likha Estates, and 22 commercial lots. Over 60 percent of Maayo Terraces and half of the entire township will be dedicated to open spaces—including roads, bike lanes, parks, and wellness trails—highlighting Phinma Properties’ commitment to building sustainable, livable communities designed for balance and connection.
Saludad marks a significant milestone for Phinma Properties as it expands from residential projects to developing its first masterplanned township. “Saludad is our way of affirming our belief in Bacolod, and our commitment for the long term,” Felix added. “It is a development that honors heritage, nurtures families, and creates opportunities for generations.
