SM breathes new life into a Southern classic: The rebirth of Susana Heights Village

Long before Muntinlupa became one of Metro Manila’s most connected cities, Susana Heights Village had already made its mark as a serene community along the South Luzon Expressway. For decades, it stood as a quiet witness to the south’s steady rise, its name synonymous with familiarity and homecoming.
Now, the SM Group is writing a new chapter for this storied address. Located within the group’s 284-hectare landbank, this charming neighborhood will be introduced with enhanced infrastructure, new amenities, and the roll-out of build-ready residential lot inventory it has held in its reserves for many years. The 104-hectare Susana Heights Village offers build-ready lots ranging from 500 to 900 sqm. Signature Series will serve as the exclusive project marketing arm of this development.
It serves as a prelude to larger plans of the group for the whole of the Susana Heights estate and its remaining undeveloped landbank. The 284-hectare landbank has been comprehensively master planned turning a single-village development into a mixed-use community—the Susana Heights Estate. The estate includes Susana Heights Village, commercial developments, and the forthcoming developments of Signature Series—SM’s premium residential brand.

Backed by an initial ₱25-billion investment, this mixed-use estate will be home to a network of residential clusters, lifestyle and civic spaces, and commercial hubs. These will be interlaced with open green areas that encourage movement and connection—an approach that aligns with the evolving needs of modern families and professionals who want the comforts of suburban life without being far from the city’s pulse.

The North Plaza, slated for its phase one completion within a few years, will combine everyday essentials such as groceries, banking, punctuated with specialty dining, artisanal shops, and neighborhood cafés. Soon following the reintroduction of Susana Heights Village, a new low-density luxury residential village will be launched in Susana Heights Estate as a flagship project under the Signature Series brand. Designed from the ground up, the new development will feature lots ranging from 700 to 1,100 sqm at 6.5 lots per hectare, complemented by a five-kilometer greenway loop, and country-club-inspired amenities.
“Susana Heights really needs no introduction,” said Jose Juan Jugo, executive vice president and head of Signature Series. “It’s a powerful address that has been there, appreciating in value over time.”
Susana Heights Village serves as a defining prologue to an integrated master planned estate and a legacy luxury residential development poised to set new standards for premium living in the metro and beyond.
