DMCI Homes sweetens Fortis Residences deal with discounted ₱250,000/sqm price
DMCI Homes, the real estate arm of the Consunji conglomerate DMCI Holdings Inc., is developing a ₱10-billion upscale residential and office tower complex in Makati.
DMCI Chairman Isidro A. Consunji announced during the topping-off ceremony for Fortis Residences along Chino Roces Avenue that the residential building will be completed by December 2027, and the office tower is slated for April 2028.
The 37-story Fortis Residences is being developed under the DMCI Homes Exclusive brand, targeting the upper-scale market instead of the firm’s core middle-income segment due to its prime Makati location. This is only the second DMCI Homes Exclusive project; the first, located in the Bay Area, sold out “a long time ago” when the market was at its peak.
Launched during the pandemic in 2022, the project has only sold 14 percent, or 80 of the 576 condominium units, reflecting the challenges currently facing the residential market.
To boost sales, DMCI Homes is pricing the units at ₱250,000 per square meter, which is below the current market rate, and offering free upgrades such as air conditioning, digital door locks, and water heaters.
Dennis O. Yap, DMCI Homes vice president for project development, however, expects sales to “spike” and the project to be “sold out pretty much soon after we have completed some of the areas.”
He explained that the topping-off will allow them to showcase the amenities, roof deck, and lobby to attract buyers.
“As experienced in our existing projects, once we’re able to showcase to the market... that’s when our sales take-up increases,” Yap added.
While the residential market remains slow, Consunji noted that DMCI and its sister companies hold a substantial land bank suitable for the upscale market, though he said, “We haven’t made up our mind how to go forward. We’re waiting for market development.”
Consunji disclosed that the next DMCI Homes Exclusive project will be a low-density luxury development in Baguio’s South Drive, near the Baguio Country Club.
It will consist of seven-story buildings and is scheduled for launch next year. “We are just waiting for the permits so we can launch,” he said.
With Fortis Residences reaching its full height, DMCI Homes President Alfredo Austria said construction will now focus on masonry and finishing in preparation for the scheduled start of unit turnover in December 2027.
