Federal Land’s first development in Pasig, The Grand Midori Ortigas, was envisioned as a modern Zen-inspired sanctuary along Exchange Road in Ortigas Center, offering a calm and balanced retreat after a long day. Designed with Tokyo-based Tange Associates—the acclaimed firm behind the Yoyogi Gymnasium and Tokyo Aquatics Center—the two-tower development draws from the principles of wabi-sabi and miyabi, embracing the beauty of imperfection and bringing timeless Japanese simplicity to city living through the use of natural materials.
Banzon explained that this philosophy also guides how the development redefines urban comfort, saying, “The Grand Midori Ortigas is our vision of what city living can be: elegant and calming, but still right in step with the vibrant lifestyle of Ortigas Center. It’s a home that lets you enjoy the energy of the CBD while giving a calming Zen retreat to come home to.” With the first tower now open, the focus turns to a design philosophy rooted in intention and authentic city living.

Chairman Paul Tange underscored the importance of user-centered design. “When we work on design, we consider how to incorporate the individual style and personality into the architecture. Of course, we prioritize the comfort of the people who will use the space in all our architecture, whether residential or commercial.”
This philosophy is reflected in the tower’s woven facade, inspired by the Japanese tatami and Filipino banig, featuring horizontal and vertical louvers that act as sunshades and encourage natural ventilation. Inside, a lobby with high ceilings and abundant daylight welcomes residents with a sense of calm and openness.
Designed for evolving city lifestyles, the development offers a range of well-planned spaces—from studios (35.5 to 38 sqm) and one-bedroom units (46 to 64 sqm) to two-bedroom layouts (70 to 107 sqm) and three-bedroom options (105 to 109 sqm). Each one features light-filled interiors and expansive windows that bring harmony into everyday living.
A standout in Tower 2 is the 64-sqm one-bedroom flex suite with a 30-sqm customizable space for a nursery, studio, fitness corner, or home office, perfect for changing needs. Beyond the units, Tower 1 provides everyday balance through its fitness gym, lap pool, jacuzzi, meeting and function rooms, and a landscaped Zen garden, with more amenities coming to Tower 2 to further enrich moments of calm in the middle of city life.
