Potential homeowners can get a glimpse of contemporary urban living, as defined by the harmonious convergence of Japanese and Filipino cultures, at the newly inaugurated The Observatory Sales Pavilion, along Pioneer Street in Mandaluyong City.
Held on September 30, 2025, the inaugural event was marked by a ribbon-cutting ceremony led by Thomas Mirasol, Federal Land NRE Global, Inc. (FNG) president; Ambassador Endo Kazuya of the Embassy of Japan; Alfred Ty, Federal Land and FNG chairman; former Mandaluyong Mayor Benjamin Abalos Sr.; Yusuke Hirano, FNG vice chairman; and Tomohiro Fukuda, Nikken Sekkei general manager.
In his speech, Mirasol stated, "We took some time to create the showroom because we wanted to be special. We wanted to be able to communicate the right message. Now, we have something tangible to show our community. This space represents readiness and reflects the hard work, dedication to detail, and the pursuit of quality that goes with Japanese and Filipino values at heart."
“When Federal Land and Nomura Real Estate formed this joint venture, we committed to bringing new value to the Philippines. This showroom is proof of that promise. Here, Japanese precision meets Filipino creativity, building something modern and lasting,” said Hirano.

More than just a business center, the 1,700-sqm Sales Pavilion allows for an immersive experience as a preview of the city life envisioned at The Observatory mixed-use township by FNG. The site features a 36-story-high Sora, the first residential tower scheduled to be completed in 2030.
The reception area welcomes guests to massive-scale models of the complex and the Sora tower. The display gives its audience a bird’s-eye view of its prime location within the Mandaluyong-Pioneer Central Business District Zone, accessible through EDSA and the BGC-Ortigas Link Bridge.
Following the green path, guests are guided to the model units on the second floor. The views of the studio, one-bedroom, two-bedroom, and three-bedroom units highlight distinct lifestyles suitable for different personalities and family sizes, offering aspirational narratives of how future homeowners might live within a modern haven inspired by Japanese design principles.
The studio reflects the modern bachelor with its bold, Shibuya-inspired energy and high-contrast palette. At the same time, the one-bedroom offers young couples a spacious yet intimate home, with travel-inspired accents, Japanese flavors, and mid-century modern touches.

For the evolving needs of young families, the two-bedroom blends harmony and warmth in the master bedroom and a toddler’s playroom. The three-bedroom embodies aspirational living with an expansive open-plan layout designed for entertaining, dining, and leisure.
All showroom units feature functional amenities and creative storage solutions that will enable future residents to adapt their space according to different stages of life. Among these is the "genkan," a traditional shoe storage and entryway feature integrated into all unit types. There is also a pull-out counter exclusive to one-bedroom units, while a pull-out panel is distinct to the studio unit.
Capping the Observatory Sales Pavilion experience is a visit to the view deck, where guests can admire The Observatory’s panoramic views of the iconic BGC skyline from the riverside.
For a fuller Japanese-inspired lifestyle experience, guests can sample the handcrafted coffee at the UCC Mentore as well as the menu items from the MOS Burger and Coco Ichibanya food trucks.
