Robinsons Land, Cebu Landmasters win big at 2025 PropertyGuru Awards

The 13th PropertyGuru Philippines Property Awards once again sets the gold standard for celebrating the nation’s finest in real estate. This year’s edition, with 69 categories, honors the most outstanding designs, developments, and developers across the country, highlighting innovation, sustainability, and the people shaping the country’s built environment. The gala night was held at Shangri-La The Fort in Taguig City on August 15, 2025.
More than just an awards night, the PropertyGuru platform champions excellence in design and innovation while contributing to economic growth and infrastructure development. This year also marks the 20th anniversary of the Asia Property Awards, a milestone that underscores two decades of recognizing exceptional projects and visionaries transforming real estate across the region. It continues to help shape smarter, greener, and more livable communities in the Philippines
“The companies in the shortlist this evening clearly demonstrate the ever-increasing quality and variety on offer in the Philippines—not only in Metro Manila but also in emerging fast-growing destinations like Visayas and Metro Davao in Mindanao,” says Jules Kay, general manager of PropertyGuru Awards and Events. “Even beyond this country’s borders, last year the Philippines garnered the most awards in our international series. The Philippines had 12 accolades in Best of Asia.”
“Every winner and every highly commended recipient reflects excellence in vision, execution, and community impact,” tells judging chairperson Cyndy Tan Jarabata, president of TAJARA Leisure and Hospitality Group Inc. “We recognize that the diversity of developers and their commitment to quality and innovative approaches has set new standards for others to strive for similar excellence, uplifting the lives of Filipinos. From affordable housing to luxury residences, commercial office and industrial estates to sustainable communities, their reach has expanded across the cities, provinces, and emerging markets and destinations in the country.”

The evening gathered industry leaders, visionaries, and game-changers under one roof. Robinsons Land emerged as the biggest winner, clinching its fourth consecutive Best Developer title. It also took home Best Sustainable Developer, Best Luxury Developer, and Best Developer (Luzon). Robinsons Hotels and Resorts earned Best Hospitality Developer and Best Operational Hospitality Portfolio, while Robinsons Offices won Best Commercial Developer and Best Office Interior Design for GBF Center 2.
NUSTAR’s The Mall was recognized for Best Retail Development, Best Retail Interior Design, and Best Retail Architectural Design; while Fili Hotel Bridgetown bagged Best Hotel Development.
Cebu Landmasters secured Best Housing Developer, Best Developer (Mindanao), and Best Developer (Visayas). Damosa Land was named Best Boutique Developer, Fiesta Communities Inc. took Best Affordable Housing Development, and Primehomes Real Estate Development received the Best Breakthrough Developer award.
SM Estates won Best Township Development for SM Mall of Asia Complex, while SMDC’s Symphony Homes was named Best Housing Development (Luzon). Aboitiz InfraCapital Economic Estates bagged both Best Industrial Development and Best Green CBD Development for LIMA Estate. Other winners included Johndorf Ventures Corporation, Alsons Development, Ortigas Land, Benedict Ventures Inc., and I-Land Inc., among others.

The awards also recognized remarkable individuals. Rafael Fernandez de Mesa, president and CEO of Aboitiz Land, was named 2025 Real Estate Personality of the Year. Jessica Bianca Sy, vice president and head of Design, Innovation, and Strategy at SM Prime and SMDC, received the Rising Star award.
A historic moment in the program was the first-ever Lifetime Achievement Award, given to Lance Gokongwei, chairman of Robinsons Land Corporation, for his significant contributions to the Philippine real estate industry.
The distinguished judging panel included Jaime Cura, vice-chairman of RGV Group of Companies; Carlo Cordaro, president and CEO of Atelier A; Jean Jacquelyn de Castro, CEO of ESCA Incorporated; Kathleen Obcemea, principal interior designer and owner of KPO Beyond Designs Co.; Luis Enrique Mangosing, CEO of Metro Development Managers Inc.; Philip Mareschal, head of Property and Asset Management of JLL Philippines; Richard Raymundo, managing director at Colliers Philippines; Michelle Barretto, founder and CEO of Vitamin B Inc.; and Carlo Rufino, co-managing director of NEO.
Winners now advance to the regional grand finals at the Asia Property Awards gala in Bangkok, Thailand this December 2025, where the Philippines will once again prove why it’s a leader in the real estate industry.
