SM Signature Series eyes 2027 launch of luxury Makati project

Signature Series by SM Residences, the premium primary residential brand of SM Prime Holdings (SM Prime), is looking to launch a landmark development in Makati City by the first half of 2027 as it is now finalizing a strategic partnership with a luxury developer.
In an online media briefing, SM Prime Executive Vice President and Signature Series Group Head Jose Juan Jugo said the planned project is located in an upscale enclave and will place Signature Series in one of the most desirable luxury residential areas in the Philippines.
“We've looked for the best possible partner for this property, and we've come down to a potential partner that is locally based. But we feel that this partner will bring a very good partnership with us because of the longevity they've had in the local market and the presence they've had in the market we want to penetrate,” he said.
While SM Prime owns many properties in Makati, Jugo said, “We focused on one particular property that is quite interesting for a very high-end development, and we feel that this potential partner we're speaking with will bring in the best value into that partnership.”
“We want to take our time in planning the project in the best way possible so we will not run into this and, because of that, the planning might take several months and hopefully we'll be able to launch by the first half of 2027 if things go as planned,” he added.
Jugo said the property is less than one hectare Signature Series, and its potential partners are considering a mixed-use development, although it will be a dominantly residential product with some very upscale retail.
“If we study the residential market in the Philippines, we see that the space for premium primary residential has not yet been addressed to its best capacity. Signature Series by SM Residences is entering this space to make a new mark, harnessing SM’s strong organization, resources, and commitment,” he said.
The availability of prime land in Makati City is extremely scarce, and this inherent scarcity drives up the value of existing luxury properties—and makes new developments highly anticipated and priced at a premium.
“Signature Series is all about creating value. In the future, your Signature Series property will certainly appreciate. It’s also intended to be future-proof and can be passed on to the next generation. Moreover, it’s about delivering the best possible quality. That is our commitment to the prospective residents of our properties,” noted Jugo
According to Colliers Philippines' first quarter 2025 report, Makati CBD had less than one percent unsold ready-for-occupancy condos and maintained low office vacancy at around eight percent—indicating sustained demand for upscale living.
Colliers also notes that luxury and ultra-luxury segments remain resilient despite broader condo oversupply, with units priced above ₱12 million attracting investors seeking premium features, sustainability and capital growth.
“We see strong demand from high-net-worth individuals and families. Signature Series, in partnership with a key player in the luxury residential space, is set to deliver on the premium living requirements that these discerning individuals are looking for,” said Jugo.
