ALI diverts ₱1.4 billion from BPI HQ renovation to acquire New World Hotel
Real estate giant Ayala Land Inc. is diverting ₱1.44 billion in funds raised from the sale of AREIT Inc. shares to pay for its acquisition of the 578-room New World Hotel from the redevelopment budget of Bank of the Philippine Islands’ Ayala headquarters.
In a disclosure to the Philippine Stock Exchange, ALI reported that it is amending its reinvestment plan for the AREIT share sale proceeds and has removed the BPI HQ redevelopment from the list of projects for disbursement and has replaced this with the New World Hotel.
ALI has also decided to increase the allocation for its Arbor Lanes project to ₱699.21 million from the original ₱478 million, while its budget for Mandarin Hotel has been slashed to ₱559.42 million from ₱1.18 billion.
The allocations for New World Hotel and Mandarin Hotel were to have been fully disbursed last quarter. The disbursement of funds for the Arbor Lane project has been extended to the third quarter of the year from the original ending date of the second quarter of 2025.
ALI acquired the landmark New World Hotel Makati in a strategic move that strengthens its footprint in the country’s leading financial and commercial hub.
The firm said the acquisition forms part of its subsidiary AyalaLand Hospitality’s assets and is also part of a larger thrust to sharpen its portfolio of properties in high-growth urban centers, particularly in Makati, where it already operates a number of business and lifestyle hotels.
“This move reflects our continued focus on offering a cohesive and high-quality guest experience across key locations,” said AyalaLand Hospitality President and CEO George Aquino.
He noted that, “The addition of New World Hotel Makati complements our existing portfolio and reinforces our commitment to serving evolving customer needs in one of the country’s most dynamic cities.”
New World Hotel Makati is strategically located across the Greenbelt retail and residential complex and within walking distance of major commercial offices and luxury retail destinations—making it a prime asset in ALH’s expanding hospitality lineup.
Ayala Land said operations at the hotel will continue uninterrupted, with the existing team retained and all current bookings honored.
