In 1956, the Philippines and Japan formalized diplomatic relations, transforming a difficult post-war past into a modern partnership built on shared values and resilience. From hardship emerged a lasting bond—one that continues to thrive today. Every July 23, Japan-Philippines Friendship Day honors this enduring relationship and reaffirms both nations’ commitment to friendship, mutual progress, and regional stability.
Much like the enduring relationship between Japan and the Philippines, built on decades of trust and collaboration, the partnership between Federal Land NRE Global Inc. (FNG) exemplifies the strength and potential of long-term alliances. Established by two esteemed developers, Federal Land, Inc., and Nomura Real Estate Development Co., Ltd. (NRE), FNG stands as a testament to cultural synergy and shared purpose.
This Japan-Philippines Friendship Day, FNG proudly celebrates the values that unite both countries, continuing its mission to deliver refined, thoughtfully designed communities inspired by excellence and innovation.
Integrating cultural excellence into real estate development
It started with a vision to establish a new global standard in the real estate industry. Federal Land and NRE, in partnership with Isetan Mitsukoshi Holdings, Ltd., launched The Seasons Residences—the country’s first residential development featuring a unique Japanese concept, highlighting MITSUKOSHI BGC in the Philippines at its podium that brings Japanese culture to the local market through its design, curated products, and select retailers.

Then, in 2022, FNG was formed. The partnership that combines the strengths of two industry leaders, Federal Land and NRE, aims to develop thoughtfully planned communities that emphasize well-being, convenience, and sustainability, seamlessly integrating Japanese design principles into every part of the project.
“Whether in master planning, architecture, or customer experience, FNG stays true to its mission of crafting spaces where nature, innovation, and the needs of today’s city dwellers come together, rooted in the Japanese value of putting people first,” said Thomas F. FNG marked a new chapter in its growth with the debut of two standout developments in 2023—The Observatory in Mandaluyong and Yume at Riverpark in Cavite.
Nestled on 4.5 hectares of prime land, The Observatory reimagines city living with a refreshing blend of residential, retail, and office spaces. At its heart is Sora, a sleek vertical tower inspired by the vibrant energy of Tokyo’s Shibuya district, perfect for urban professionals who crave both style and convenience. Further south, Yume at Riverpark offers a more serene escape—an 18-hectare, award-winning community in Federal Land’s township in Cavite, Riverpark, where nature and modern living meet. Riverpark, a master-planned city, is a 600-hectare master-planned city poised to be the “Next Gen City of the South."

Yume at Riverpark is thoughtfully designed with expansive green spaces, contemporary amenities, and a calming, walkable layout, inviting residents to slow down and savor everyday moments.
Its iconic clubhouse, designed by Ed Calma of Lor Calma & Partners in collaboration with UDS Ltd. of Japan, embodies the enduring creative harmony between the Philippines and Japan, blending design innovation, culture, and a shared vision for inspired living.
Driven by its ongoing success and commitment to redefining global standards in real estate, FNG remains dedicated to building communities that promote well-being and meaningful connections, going beyond simply constructing buildings to creating vibrant, livable environments.

Currently, the developer is planning Yume at Riverpark’s house and lot designs, which they intend to launch soon.
Riverpark was chosen as the site of the UNIQLO Logistics Facility, a project developed through the collaboration of FNG and Fast Retailing Philippines. Designed with a human-centric approach, the facility aims to enhance operational efficiency while prioritizing employee well-being. Its development has made a significant economic impact, generating jobs and supporting sustained regional growth.
Furthermore, FNG is preparing the second phase of the Riverpark North Commercial Lots, following the sold-out success of the first tranche, continuing to drive growth within Riverpark and across Cavite.
Building on this momentum, FNG continues to plan and develop a range of communities across key urban centers in the Philippines, guided by a shared vision of sustainability, innovation, and an enhanced quality of life.
