Discover La Victoria Global Residences, Megaworld's tribute to heritage and luxury living in Cebu
Megaworld voyages to discovery with La Victoria Global Residences at Mactan Newtown
By Rey Ilagan
La Victoria Global Residences, Megaworld’s newest residential development at Mactan Newtown, rises not just as a 20-story tower in Cebu but as a visual and cultural homage to a moment in Philippine history that changed the world.
The property pays tribute to the Galleon Victoria, the first ship to circumnavigate the globe and the vessel that brought Ferdinand Magellan to the shores of Cebu in 1522. It draws inspiration from the historic Battle of Mactan and the legacy of global exploration. From facade to interiors, La Victoria Global Residences exudes old-world charm interpreted through a contemporary lens with its design elements throughout the property.
Located just five minutes on foot from the fine sands of Mactan Newtown Beach, La Victoria’s address combines history, luxury living, and access to sun and sea. Now in its final stages of completion and 95 percent sold out, Megaworld recently offered an exclusive preview of the development to the media since its launch in 2018.
Originally priced at P175,000 per sqm, La Victoria now averages around P300,000 per sqm, showing a dramatic 70 percent increase that reflects not only the property’s strategic location but also the maturity of the Mactan Newtown township. The 30-hectare community has seen a spike in demand over the last three years, drawing strong interest from both local and foreign parties looking to invest or live in Cebu.
“We are delighted to welcome the residents of La Victoria Global Residences soon and see them enjoy the vibrancy of The Mactan Newtown, from the beach to all the retail, dining, and leisure options in store for them,” tells Jennifer Palmares-Fong, head of sales and marketing for Megaworld Visayas. “More than just being an iconic address, La Victoria Global Residences serves as a tribute to the history and the rich heritage that shaped our identity as Filipinos, and we are proud to have a development of this caliber here in our township.”
Global design
La Victoria’s architecture exudes global influences as it is lined with Spanish-style molding and classic design elements, including an inscription commemorating the galleon’s historic voyage. The lobby features warm wood paneling that evokes ship interiors, with curated pieces such as antique-style maps and a miniature replica of the Galleon Victoria for residents and guests to appreciate up close.
Units range from 38-sqm studios to 118-sqm three-bedroom layouts, each with its own balcony offering sweeping views of Magellan Bay, the Hilutungan Channel, Cebu Strait, and the distant mountains of Cebu. These panoramic vistas are among the most compelling features of the tower, an everyday luxury for its future residents.
The third-level amenity deck offers residents relaxation and active living in one space. It features an infinity pool with a kiddie pool, poolside lounge, sunbathing deck, reading lounge, play area, function room, gym, jogging trail, and daycare center.
This level of refinement in provincial developments is something Megaworld has been pushing further—and La Victoria, with its hotel-like lobby and finishes, is one of the most luxurious iterations yet.
Adding to its distinction, the tower was recently recognized with a Highly Commended award for Best Waterfront Condo Development at the 2024 PropertyGuru Philippines Property Awards.
Heart of Cebu
La Victoria sits across from the Savoy Hotel and Belmont Hotel and is just a short walk from the Mactan Newtown Beach. It also benefits from being in a master-planned township that continues to evolve.Soon to rise at Mactan Newtown are the first Gordon Ramsay restaurants outside Manila—Gordon Ramsay Fish & Chips and Street Burger—bringing the celebrity chef’s signature flair to Cebu. Megaworld is also set to launch the Mactan Expo, the island’s first standalone convention center with direct beach access and nearly a hectare of exhibition space.
Adding to the cultural landscape is the upcoming Mactan World Museum, a contemporary space showcasing centuries of rich exchange between the Philippines and Spain.
Enhancing its live-work-play setting are premier educational institutions led by the Newtown School of Excellence, along with a thoughtfully curated mix of retail shops, essential services, and dining options—including a vibrant array of local flavors at Mactan Alfresco.
