Ayala Malls reimagines the retail experience for the future

Ayala Land has spent decades redefining spaces by turning land into thriving, well-connected communities where life, work, and leisure come together seamlessly. In line with this vision, Ayala Malls held a media presentation on July 17, at Glorietta Grand Mall in Makati City, to share updates on its "Reimagining" project.
The event was led by Ayala Land Senior Vice President Mariana Zobel de Ayala and Ayala Malls Chief Operating Officer Paul Birkett, who unveiled the advancements of the redevelopment of flagship destinations such as Glorietta, Greenbelt, TriNoma, and Ayala Center Cebu, with more plans expected across the broader mall portfolio.

“Our mission has always been clear: to build with purpose—developing spaces that drive economic activity, foster social connection, and create enduring value for generations,” said Zobel de Ayala. “Our malls are not just commercial centers; they are essential parts of the estates we build and essential parts of Filipino life.”
Birkett echoes this vision. “This past year, Ayala Malls has been in full stride,” he said. We’ve been hard at work reimagining what our malls can and should be—transforming them into vibrant, future-ready malls.”

What to expect
Ayala Malls promises more than just a facelift. Patrons can expect a thoughtfully curated evolution that brings in a fresh new look and seamless navigation, more green spaces and wellness integration, exciting retail discoveries and a curated mix of brands, enriched experiences and elevated entertainment, and thoughtful design and enhanced comfort.
“These aren’t just reimagined Ayala Malls,” Birkett said. “They’re vibrant, well-crafted spaces where real moments unfold and communities connect. We hope you’re just as thrilled as we are because it’s all coming together beautifully, and we’ll be ready to welcome you very soon.”

For Ayala, malls are more than just shopping destinations; they are third spaces that “bring people together, support local businesses, and serve as venues for everyday experiences and milestones.” Recognizing the importance of this concept, Ayala Malls continues to evolve with its communities in mind.
“These need to be spaces where people can come, stay, dwell, and spend some time. We make sure there’s enough seating in our malls, as well as lounge and functional areas. These places have to be an extension of your home,” told Birkett.
Renewed commitment
In February 2024, Ayala Land committed a P13 billion investment to reinvent four of its flagships. Today, renovation work continues with visible progress across all sites.

Recently, Ayala Land President Meann Dy announced an additional P4.5 billion investment to redevelop more core malls, including Ayala Malls Abreeza, Marquee, Cloverleaf, and Fairview Terraces. Phase rollouts are scheduled between 2025 and 2028.
The developer also plans to grow its footprint by an additional 700,000 sqm in gross leasable area, with new Ayala Malls set to rise in key growth areas nationwide in the next five years.
“What we’re doing with Ayala Malls is beyond reimagining,” explained Zobel de Ayala. “It’s a strategic pillar of Ayala Land’s broader growth strategy focused on places people love. Our goal is to continue to elevate the standard of quality across our developments to reinforce the position of Ayala Land as a market leader and to continuously enhance the customer experience through thoughtful, future-ready retail environments.”

Driving progress
The early results are promising. In the first quarter of 2025, Ayala Land reported a four percent increase in mall revenues, reaching P5.7 billion.
This growth, as explained by Zobel de Ayala, was “driven by stable occupancy and higher leasable space at One Ayala and Ayala Malls Vermosa. Excluding those areas, its flagship and premium malls grew 14 percent quarter on quarter, driving an 11 percent uplift across the portfolio.”
As the middle class continues to expand and evolve, Ayala Land remains confident in the future of Philippine retail.
