SM Development Corporation (SMDC) officially broke ground on The Strip at Charm Residences last May 30, 2025, marking the beginning of a new neighborhood retail destination that brings everyday needs closer to home.
Located within the mid-rise Charm Residences community along Felix Avenue in Cainta, this 5,300-square-meter commercial space is designed to offer daily convenience, dining options, and lifestyle essentials all in one walkable strip. Set to open in 2027, The Strip will introduce a curated tenant mix that reflects the needs and habits of today’s homeowners—from young families to working professionals.

More than an amenity—A community connector
The Strip is not just about adding retail—it’s about bringing daily life within easier reach,” said Jessica Bianca Sy, Vice President and Head of Design, Innovation & Strategy at SMDC. “This project reflects our vision for integrated communities, where homes are surrounded by spaces that support real routines—like getting groceries, grabbing a quick bite, or enjoying a walk with family.”
With a direct walkway from Charm Residences Tower A, The Strip is designed for accessibility and everyday ease, enhancing the lived experience of residents while welcoming the surrounding neighborhood as well.

At the heart of a growing district
Situated along Felix Avenue—formerly Imelda Avenue—in Barangay San Isidro, Cainta, The Strip is strategically placed near major roads and key infrastructure, including LRT-2, the upcoming MRT-4, and the Mega Manila Subway.
This growing corridor connects Cainta seamlessly to Ortigas, Eastwood, and Metro Manila’s core districts, making Charm Residences a compelling choice for those who want urban access with a suburban feel.
